The National Maintenance Director, Multifamily is responsible for overseeing all engineering, maintenance, and operational requirements for the Multifamily business. Responsible for the direct review and support of significant capital projects, and major repair and maintenance projects. This position will have close interaction with Senior Management, Construction Management, Regional and Local Maintenance Teams, and Property Management.Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Provide leadership for the maintenance and engineering teams in the local markets; setting up a “local engineering leadership team” to assist with implementation of the overall national engineering platform.
- Coordinate and plan engineering meetings in the local market, providing training materials/topics necessary to ensure compliance with industry and national engineering process requirements.
- Assist with the development, implementation and monitoring of technical programs, and policies and procedures as required by both National Operations and Engineering
- Partner with Property Managers and Regional Maintenance and Engineering teams to help implement and coordinate compliance with requirements such as safety, quality assurance, sustainability, energy management, Energy Star, C&W engineering disciplines, and combined energy and water tracking tools and assist in the development of property/system specific technical and administrative training of property on-site maintenance and engineering personnel
- Work with building maintenance and engineers, as well as operations staff to establish and implement preventative maintenance programs in order to reduce equipment downtime, maintain property system integrity, maximize efficiency and minimize operating costs while protecting the assets
- Ensure teams are providing effective and prompt responses to requests from managers, residents and clients and establish and maintain a network of consultants/pre-qualified service providers to provide assistance and expertise to the field in matters beyond the expertise of operations staff (i.e. MEP design Engineer of record, Environmental, Structural, and Architectural)
- Partner with Construction Management in scope definition, contract negotiations, and bid reviews for service, and capital replacement projects and provide direction and consultation to the operating staff for HVAC, MEP systems, Fire & Life Safety systems, Automation, Security, and OSHA compliance
- Ensures compliance with web-based training platforms, assist with responses to RFPs and RFIs, participate in new business presentations, account transitions and site assessments and provide leadership and direction for the implementation of other corporate initiatives
- Conduct physical property, mechanical, electrical and system assessments as needed or requested and limited site inspections in accordance with the guidelines presented in the national Engineering platform
- Recruitment activities in the local market to identify candidates and top talent. Maintain a database of qualified candidates for possible opportunities

IMPORTANT EDUCATION
- Bachelor's degree strongly preferred
IMPORTANT EXPERIENCE
- 10+ years of maintenance and/or engineering experience with significant supervisory responsibility in a property setting (majority within Multifamily)
ADDITIONAL ELIGIBILITY QUALIFICATIONS
- Vocational/Technical training certificate
- Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician
- License or City Licenses
- Universal Technician for CFC’s depending on market licensure requirements or any similar combination of education or experience
- Knowledge and understanding of all applicable practices/techniques, laws, project controls and environmental regulations to include OSHA safety regulations
- One or more of the following required: Local Operating Engineer’s License or Trade License, Systems Maintenance Administrator (SMA)
- Familiar with Energy Management System (EMS) programming and fire alarm systems
- Basic Computing Skills in Outlook, Excel & Word
