Maintenance position available at an affordable housing community. Heavy cleaning is involved on a daily basis in addition to ensuring the community, building, grounds, apartments, and common areas are maintained in a safe and marketable condition, including but not limited to completing work order requests in a timely fashion, communicating details of work orders, prioritizing and completing maintenance in conjunction with the needs of the leasing efforts, assessing appropriate action for repair vs replace situations (including carpet, tile or vinyl, etc.), and proactively identifying and addressing community needs and liabilities.

Maintenance position available at an affordable housing community. Responsibilities:
- Maintenance Operations: Conduct regular inspections, repairs, and preventive maintenance tasks to uphold property integrity and functionality.
- Team Collaboration: Collaborate with maintenance staff to efficiently address maintenance needs and ensure prompt resolution of issues.
- Safety and Compliance: Enforce safety regulations, building codes, and company policies through routine inspections and timely resolution of any safety concerns.
- Inventory Management:Maintainaccurate records of equipment, tools, and supplies, and oversee inventory levels to support smooth maintenance operations.
- Emergency Response: Respond promptly to maintenance emergencies, including on-call responsibilities, to ensure resident safety and satisfaction.
Qualifications and Skills:
- Experience: Minimum of 2 years of property maintenance experience, preferably in a multifamily residential setting.
- Technical Proficiency: Proficient in plumbing, electrical, HVAC, and general maintenance tasks.
- Team Player: Ability to work collaboratively with team members and other departments to achieve common goals.
- Problem-Solving Skills: Strong problem-solving abilities with a proactive approach to addressing maintenance issues.
- Communication: Effective communication skills, both verbal and written, to interact professionally with residents, staff, and vendors.
- Customer Service:Previous experience in a customer service-oriented role, particularly in property management or hospitality, is desirable.
- Background Check: Successful completion of background and drug screenings.
Nice to Haves:
- Certifications: Relevant certifications such as Certified Apartment Maintenance Technician (CAMT) or HVAC certification are advantageous.
Working Conditions:
- Location: Onsite at our property on 11950 Centralia Rd Lakewood, CA 90715
- Hours: Full-time, 8 hours per day, eligible for overtime, with after-hour emergency coverage as needed.
- Physical Effort: May involve standing, walking, and lifting up to 50 pounds, with exposure to various weather conditions.
- Travel: No travel required
