Position Purpose The Associate Accountant is responsible for the full-cycle and job cost accounting for assigned development/construction projects. This Role would offer support to the Development/Construction and other Departments with month-end close, Balance Sheet Reconciliation, and Capital Project Accounting.
Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At CIM, this role has the potential to receive a discretionary bonus in addition to base salary. The anticipated base pay range for the position in Los Angeles is $38.50 - $52.90 per hour.

Position Purpose The Associate Accountant is responsible for the full-cycle and job cost accounting for assigned development/construction projects. This Role would offer support to the Development/Construction and other Departments with month-end close, Balance Sheet Reconciliation, and Capital Project Accounting.
Responsibilities:
- Perform full cycle job-cost accounting for all development/construction projects
- Manage project costs through budget tracking, invoicing, reconciliation, and cash management
- Perform month-end processes, including job cost accruals, journal entries, place in service, and general ledger reconciliations
- Prepare and source monthly accruals and job status updates from the project teams by leading monthly calls and training others on the capitalization policy
- Complete month-end checklists as is it relates to projects
- Have a strong understanding of GC Pay Applications (G702/703) to process invoices in P2P/Yardi
- Track payments and lien releases against contracts/budgets and communicate with project managers and contractors to resolve any payment issues or missing documentations
- Assemble, submit, and reconcile Construction Loan Draws and Capital Reserve Requests to lenders for funding
- Be the main point of contact between your assigned projects and other business units within the organization
- Calculate development management fees and analyze month-to-month variances
- Track Temporary Certification of Occupancy and other relevant milestone dates
- Assist with Valuations and Appraisal requests as needed
- Complete special projects as assigned by the Manager
Education/Experience Requirements:
- Job Cost or Property Accounting, GL Accounting experience required
- Bachelor’s degree in Accounting or related field
- Strong understanding of basic accounting principles
Technical Skill Requirements:
- Proficient in Microsoft Office, especially Excel (vlookups, pivot tables, etc)
- Knowledge of construction accounting and general construction processes preferred
- Knows how to book Journal Entries and can read and understand Financials
- Understanding of GAAP Accounting preferred
- Experience with Yardi, Payscan, and Nexus or related accounting and AP software preferred
