Job Title: Senior Property Manager
Position Summary:
The Senior Property Manager oversees the operational and financial performance of one or more residential or commercial properties. They are responsible for ensuring properties are well-maintained, occupancy goals are met, budgets are managed effectively, and resident or tenant satisfaction remains high. The Senior Property Manager also leads and develops onsite teams, collaborates with vendors, and works closely with ownership to meet strategic property goals.
Key Responsibilities:
- Oversee daily operations of assigned property/properties, including maintenance, leasing, budgeting, resident relations, and vendor management.
- Develop, implement, and monitor annual operating and capital budgets; ensure financial targets are met or exceeded.
- Lead, mentor, and support onsite property management teams, ensuring high performance and strong employee engagement.
- Conduct regular property inspections to ensure safety, curb appeal, and compliance with standards.
- Drive occupancy and renewal goals through effective leasing, marketing, and retention strategies.
- Manage rent collections, delinquencies, and legal proceedings related to evictions if necessary.
- Negotiate and manage service contracts, monitor vendor performance, and control operating expenses.
- Prepare and present ownership reports, including variance analysis, rent rolls, and financial summaries.
- Ensure compliance with all local, state, and federal regulations, as well as company policies.
- Respond promptly to escalated resident/tenant issues to ensure high levels of satisfaction.
- Lead capital improvement projects, ensuring they are completed on time and within budget.
- Stay current with market conditions, property management best practices, and industry trends.
Qualifications:
- Bachelor’s degree in Business, Real Estate, or related field preferred (equivalent work experience accepted).
- 5+ years of property management experience, with at least 2 years in a leadership or senior role.
- Strong financial acumen with experience managing budgets and financial reporting.
- Exceptional leadership, communication, and customer service skills.
- Knowledge of applicable laws, codes, regulations, and fair housing guidelines.
- Proficiency in property management software (e.g., Yardi, RealPage, MRI) and Microsoft Office Suite.
- Industry certification (e.g., CPM, ARM, CAM) is a plus.
Work Environment:
- This position may require occasional evening or weekend work.
- Travel between properties may be necessary depending on portfolio assignment.
