Description
ACC Management Group is seeking an experienced Community Manager to oversee Hawthorne Woods in Kiel, WI, while leading the exciting lease-up of Corner View Cottages, a brand-new affordable housing community. Candidates must have prior Affordable Housing experience, with Section 8 experience and Section 42 Low-Income Housing Tax Credit (LIHTC) experience preferred. During the initial lease-up period, Saturday hours may be required to meet leasing and occupancy goals.
This position offers the opportunity to manage two unique affordable housing communities. Hawthorne Woods is a beautiful property offering one-bedroom senior and disabled apartments, one-, two-, and three-bedroom family floor plans, on-site management and maintenance, included water, sewer, trash services and in-building laundry facilities. We offer Section 8 subsidized apartments with rents based on 30% of household income. The property is conveniently located in a quiet neighborhood near local shopping and restaurants also while Hawthorne Woods is just a 20-minute drive from Sheboygan.
Corner View Cottages is a newly constructed 44-unit Section 42 tax credit community for residents ages 55 and older. The community will lease up in phases beginning with the first building anticipated to open around November 1, 2026, with the final building scheduled for completion in April 2027. This is an excellent opportunity for a motivated property management professional who enjoys building occupancy, providing exceptional resident service, and making a positive impact in affordable housing.

Essential Duties
- Ensure complexes and vacancies are ready for showings and move-in dates.
- Effectively communicate property features and amenities to all prospects.
- Answer questions to all prospects and potential applicants in a timely manner.
- Conduct showings of vacant units to all interested prospects.
- Greet all walk-in traffic during open office hours and attend to all needs, questions, or complaints.
- Address resident concerns and all maintenance requests in a timely manner.
- Process all paperwork in accordance with company policies and Fair Housing requirements for new applicants, recertifications, and renewals.
- Generate, distribute, and monitor renewal notices and follow up accordingly.
- Coordinate and process all lease paperwork for all move in and move outs.
- Collect payment of rent according to company procedures and policies.
- Handle and process all delinquency matters and reporting as need be.
