About the role
JOB SUMMARY: Originate first mortgage loans, promote the bank and its lending services to the real estate community and help identify and serve the community’s financial needs through home loan counseling, real estate agent seminars and sales meetings, and by participating in and promoting the bank’s community activities.
JOB SPECIFICATIONS:
- Education: Bachelor’s degree in business or finance preferred or equivalent experience. NMLS registration number will be required if applicant does not already have one.
- Experience: 5 years of direct residential mortgage lending experience preferred
ESSENTIAL FUNCTIONS:
- Solicit residential loans. Inform prospective loan clients of the bank’s underwriting guidelines and applicable government regulations.
- Work in partnership with the commercial banking and trust teams by participating in joint business developments calls to strengthen client relationships.
- Take accurate and complete loan applications. Complete each application and all pre-processing functions in a timely manner to permit the loan estimate to be mailed within the regulated period.
- Screen loan requests based on bank policies and on types of loans offered.
- Communicate clearly with staff throughout the loan process.
- Communicate throughout the loan process with the borrower and agents.
- Communicate complex approvals or denials to the borrower, real estate agent or builder.
- Research new legislation and regulations that may affect the bank’s residential lending policies. Ensure compliance with new rules by advising senior management and implementing appropriate changes.
- Consult with department Manager on concerns about individual loan problems, pricing, operational functions, or exceptions to current procedures and policies.
- Manage in-house mortgage loan portfolio. Assist the residential loan assistant in calling on past due loans and structuring modifications for financially challenged borrowers.
- Talk to borrowers about Home Equity Lines of Credit (HELOCS) and Construction Loans
- Distribute general loan information to the real estate community as directed by your supervisor.
- Promote and participate in the bank’s special credit programs and other CRA programs.
- Knowledgeable of bank compliance rules and adhere to Federal and State banking regulations relating to this position
- Follow all Bank compliance policies and procedures relating to this position
- Actively participates in local business and community activities and maintains close contact with local builders, real estate brokers and agents, clients and prospects.
- Other duties as assigned to meet client and operational needs.

- Work is performed indoors in environmentally controlled conditions.

- Strong sales, organizational and interpersonal skills

- Knowledge of loan products and programs
- Knowledge of loan origination, processing and closing
- Substantial knowledge of lending documentation for real estate
- Proven knowledge of lending policies, regulations and procedures
- Ability to manage loan process time lines effectively
- Ability to organize, utilize and understand resources used for processes and regulations
- Ability to tolerate high levels of stress
- Knowledge of basic office equipment
- Competency in mathematical skills
- Ability to lift at least 30 lbs, if necessary
- Ability to work full-time hours as scheduled
RELATIONSHIPS:
- Responsible to the Manager of Residential Lending for the fulfillment of functions and responsibilities.
- Will have contact with clients and the public and is expected to conduct these relationships
