Residential Loan Regulatory Specialist

Under general supervision, support front line sales in validating system input in order to comply with issuance of Pre-Qualification and Pre-Approval Disclosures, issuance of the LE/Initial Disclosure package and RESPA Change of Circumstance re-disclosure. Receive, print and upload borrower signed compliance documentation to the Loan Origination System. Other responsibilities include disclosing the appraisal to the borrower and reviewing the accuracy of signatures and dates on initial disclosures. Must be detail oriented and have a strong sense of urgency in a highly deadline driven environment. Remain current on all regulatory guidelines and updates, ensuring any disclosures issued to a borrower are done in a timely and compliant manner. Specifically, the TRID (TILA-RESPA Integrated Disclosure) rule.Job Accountabilities • Open mail, print, package and mail various loan documents. • Scan and upload returned loan packages containing signed disclosures. • Review and validate that all application disclosures have been properly executed with signatures and dates. • Retrieve appraisal from centralized software system and review for value. Attach appraisal and update loan origination system accordingly. Contact loan officer and loan processor regarding value and inform of change in value compared to value input on system. Ensure appraisal is mailed to borrower within 3 days of receipt. • Order, receive, scan and upload mortgage loan payoff statements. • Generate, print, and mail or electronically issue Pre-Qualification and Pre-Approval Disclosures in a timely manner. • Issuance of Initial Disclosures, including Pre-Qualification and Pre-Approval Disclosures. • Re-disclosure of RESPA Change of Circumstance. Education High School or equivalent combination of education and experience Required Experience Less than 2 years In a business setting that includes customer service and office support. Required
