Senior Facilities Technician - St. Louis, MO

CIC St. Louis is looking for a full-time Senior Facilities Technician with at least five years of experience in operating mechanical, electrical, and plumbing systems in a commercial property setting to join our team. This person will be responsible for two adjacent professional office buildings, one of which includes lab space. Experience performing preventative maintenance and troubleshooting on central HVAC systems, hydronic systems, and commercial building mechanical equipment strongly preferred. EPA 608 certification or equivalent HVAC experience preferred.
YOUR DAY-TO-DAY WORK
You will join the Facilities and Community Operations team to support the reliable operation and maintenance of building systems at CIC’s Sarah Street campus. This 90,000 sq ft innovation campus includes professional office space, laboratory environments, parking areas, and surrounding grounds.
This role is primarily responsible for executing preventative maintenance programs and performing responsive maintenance on mechanical, electrical, and plumbing systems to ensure safe and efficient building operations. Some work will be performed independently, while other tasks will involve coordination with internal staff and external vendors.
You will report to the Facilities & Community Operations Manager.
Key responsibilities:
• Perform preventative and responsive maintenance on mechanical, electrical, and plumbing systems per manufacturer recommendations and CIC standards. • Inspect and maintain HVAC equipment: chillers, cooling towers, pumps, fan coil units, VAV systems, and air distribution systems. • Monitor building systems through the Building Automation System (BAS) and investigate alarms or operational issues. • Conduct regular building inspections of mechanical rooms, equipment spaces, and rooftop equipment to identify maintenance or safety issues. • Complete work orders, small repairs, and preventative maintenance tasks using the internal tracking system. • Diagnose and troubleshoot building systems, including urgent or emergency situations. • Maintain accurate service records and preventative maintenance documentation for all equipment and systems. • Assist with maintenance projects, capital improvements, and vendor coordination. • Keep mechanical spaces, tools, and maintenance areas organized. • Respond to after-hours building system emergencies as needed. • Support other facilities or community operations tasks as needed. YOU HAVE
• A High School Diploma or GED (Graduate of apprentice program, trade school, or additional trade licenses preferred). • At least 5 years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting. • Experience with commercial HVAC systems, hydronic systems, and preventative maintenance programs is strongly preferred. • EPA 608 certification or equivalent HVAC experience preferred. • Basic computer literacy and ability to operate a range of standard office equipment; familiarity with work order systems, experience with Building Engines preferred. • The ability to read printed material, drawings and schematics and understand information presented orally and in writing. • Availability to work from 8am-4pm, Monday through Friday. • Availability for shift work and on call outside of normal business hours when necessary, such as priority/emergency situations.Physical Requirements
