Position Summary
The Porter is responsible for the overall appearance and upkeep, curb appeal, and grounds maintenance
of their Ashford Community. He/she is responsible for keeping the exterior, common areas, and parking
lots of the property clean and orderly daily. The incumbent is proactive in notifying the Maintenance
Supervisor of concerning issues related to the grounds and property that might arise and/or may need to
be handled by an outside vendor. The Porter also helps with cleaning make-ready units and assisting the
maintenance team as needed.
Essential Job Functions
Community Exterior Maintenance- 90 %
? Physically walking the property frequently and taking steps needed to ensure the
property is clean and free of things such as litter, debris, etc.
? Transfers trash and other items left outside of the dumpster into the dumpster. Pick up and sweep area.
Keeps dumpster doors closed during inclement weather.
? Details property regularly. Cleans and rakes shrub areas; shovels mud when necessary.
Use a blower to keep sidewalks and walking areas clean of loose grass and brush.
? Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, etc,
? Perform custodial duties around the property and maintain the common areas, including
sweeping, mopping, vacuuming, and dusting.
? Complete service orders in an efficient and timely manner
? Performs other special projects and duties as assigned
Maintenance Technician Support- 10%
? Performs “trash-out” duties at vacated apartments daily. Removes all abandoned furniture,
trash, boxes, etc. Transfers to dumpster or storage area, whichever is applicable.
? Distributes resident communications to residents, e.g. upcoming pest control notices, etc.
? Helps clean and maintain storage and shop areas.
? Changes locks, re-keys, and makes keys when requested.
? Assist with pool maintenance if needed
? Performs interior and exterior painting duties and completes minor and routine service requests
when requested.
? Assist make ready and ticket runners when necessary
Requirements
QUALIFICATIONS AND EDUCATION REQUIREMENTS
Minimum Required Education and Skills
-High School Diploma or GED required.
-1– 2+ years of related experience
-Must be knowledgeable and skilled in the safe use and maintenance of hand tools (wrenches,
hammer, grips, saws, etc.), blowers, power washers, wheelbarrows, dollies, hand trucks, buckets,
jacks, step ladders, and full ladders.
-Flexibility with work schedule to include the ability to work extended hours periodically
-Must be willing to travel and assist at other Ashford Communities as needed
-Must have a good work ethic and have the ability and drive to advance to higher positions
-Team player
-Must be able to follow directions and assignments as assigned by supervisor
-Must have pride in work and take accountability for all work done
Preferred Education and Skills
- Bi-lingual (English and Spanish)
-Basic computer knowledge

Possible to work long hours and odd schedules (weekends) to fulfill job duties.
