JOB DESCRIPTION SUMMARY

Sources and drives the pipeline of industrial development pursuits for the Atlanta region. Manage all activities related to new development projects from cradle-to-grave. Achieve the established financial and growth targets, including completing initial land acquisition due diligence, facilitating the underwriting, and closing of real estate transactions and managing third party consultants through the project design and construction process.

Key Responsibilities

  • Source and evaluate industrial development opportunities, including prospecting, issuing LOIs, negotiating PSAs, and ensuring compliance with venture and loan documents.
  • Manage due diligence on land opportunities; prepare documentation and recommendations on findings impacting returns and financial performance.
  • Prepare and present investment memorandums, financial models, and pursuit cost budgets to the Investment Committee.
  • Review and resolve Geotechnical, Environmental, and Land Use matters.
  • Direct third-party consultants to complete project design concepts and building plans; coordinate modifications prior to closing to ensure alignment with Construction Documents.
  • Review and approve soft cost expenses, ensuring consultant work and costs align with project budgets; finalize cost classification memos.
  • Oversee detailed development budgets and schedules.
  • Coordinate with consultants, permit expeditors, and construction teams to ensure compliance with municipal requirements, permitting, and jurisdictional approvals.
  • Administer Development and Construction Status Reports; track pipeline project progress, recommend timelines, and identify issues affecting closings.
  • Represent ownership in day-to-day project management, including OAC meetings and jobsite visits; resolve construction and consultant issues requiring owner input.
  • Review monthly draws to ensure budget compliance; identify potential savings, overages, and variances in operating deficits, taxes, and reserves.
  • Manage relationships with construction teams to ensure timely, on-budget project completion, quality control, and acquisition of necessary permits and Certificates of Occupancy.
  • Maintain strong relationships with equity partners and executives by providing regular project updates, addressing issues, and recommending improvements based on market comps and design.
  • Engage and manage third-party leasing teams; oversee leasing budgets, pricing, tenant LOIs, and lease execution; coordinate tenant improvement buildouts when applicable.
  • Support acquisitions in the greater Atlanta market by sourcing opportunities and providing feedback to the Investment Team.
  • Partner with asset management and operations teams to monitor leasing activity, milestones, and construction progress prior to first delivery.
  • Build and maintain relationships with brokers, equity partners, lenders, real estate owners, and other key stakeholders; manage ongoing communications for development projects.
  • Supervise and mentor development production team members; manage performance in alignment with company policies, values, and practices.

Qualifications & Experience

  • Minimum of 5 years of experience in industrial development with a focus on the Atlanta market.

  • Bachelor’s degree in Finance, Business, Real Estate, Economics, Construction, Architecture, or a related field required.

  • Proven experience managing the full lifecycle of development projects, from conception through completion.
