POSITION SUMMARY
The Project Managers primary function is to plan, coordinate, execute, and maintain an effective field construction organization with the Superintendent and Foreman. They procure the equipment on all HVAC materials and special equipment needed to compete projects as well as provide submittals with timelines to the General Contractor. Our Project Manager works with the Superintendent and foreman to ensure the project comes in within the allotted timeframe and budget. See below for a more detailed list of their responsibilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Pull city permits.
- Keep up with escrow for city and request monies for permits and inspections.
- Coordinate with sales once awarded the project
- Review all the plans including, addendums and plan specifications to review against the budget/ Identify any potential scope or pricing gaps/ Provide change order or price revision proposal for scope of work changes/ Identify potential issues that may affect the budget
- Match submittals, drawings, and schedules to make sure everything corresponds correctly between documents.
- Provide pricing for all scope changes and/or needed project changes with input from our Superintendent and foreman.
- Request submittals once project has been awarded and submit required project submittals on all HVAC equipment materials to General Contractor for review by Arch and Engineer prior to release.
- Review contracts for accuracy and request job number
- Request purchase orders for materials, equipment to vendors & subcontractors.
- Procure all HVAC equipment and materials.
- Scheduling meeting to review sold manpower and to identify any potential labor issues with Superintendent.
- Perform a project hand-off with our Superintendents and project foreman to go over the project: Plans, Specifications, Budget, Schedule of project, Vendors being used and contacts.
- Communicate directly with General Contractor on equipment/material lead-times and ship dates
- Coordinate subcontractor work on the project with the General Contractor and field personnel.
- Percentage billing of projects once each month.
- Request close out documents including: warranty letter, Test and Balance reports and commissioning reports if required.
- Review punch list before sending to the field and communicate with Superintendent for scheduling.
- Job walk-thru to review project & percentage of completion and attend onsite schedule meetings as requested by the General Contractor
- Work, schedule & communicate with GC, Engineers, Architects, Owner reps, bldg. management, bldg. owners, PM, superintendent, suppliers & subcontractors for a seamless transition from inception to completion.
- Schedule factory startup of specialty equipment & mechanical inspections when necessary.
MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)
- 10 yrs. experience in the commercial HVAC industry, or equivalent training and experience
- Strong leadership, coaching, training skills
- Excellent verbal and written communication skills
- Highly organized individual with diligent work ethic
- Exceptional interpersonal skills, including excellent active listening skills
- Ability to collect, track and analyze large amounts of data
- Advanced problem-solving skills
- Adaptability in a face paced, rapidly growing company
- Ability to build rapport and collaborate with others members of the team both within the company and externally
- Proficiency in Microsoft Office Suite, including Dynamics 365, Outlook, and Teams
- Understanding of smartphones, mobile applications, VoIP phones, computers, printers, copiers, and modern office technology
PHYSICAL DEMANDS AND WORK ENVIRONMENT
• Must be able to sit or stand for prolonged periods of time
• Must be able to work on ladders, lifts and from high elevations
• Must be able to work in confined spaces
• Must be able to work in extremely hot and cold climates
• Must have reliable transportation to commute to and from office jobsites, and events
