Job Description

Smith Packett Med-Com is seeking an experienced Property, Leasing & Special Projects Manager to oversee a diverse portfolio of commercial and residential properties while managing leasing activities, capital improvement projects, vendor relationships, and special assignments across multiple states.

This is not a traditional property management position. The successful candidate will oversee everything from commercial office buildings and condominium associations to historic residences and executive properties. They will coordinate vendors, manage budgets, oversee tenant relations, assist with leasing, supervise maintenance projects, and occasionally manage unique executive and operational projects that arise throughout our organization.

The ideal candidate is highly organized, proactive, detail-oriented, and comfortable managing multiple priorities simultaneously.

Responsibilities

Property Management

· Oversee day-to-day operations of commercial, residential, and condominium properties.

· Coordinate maintenance, repairs, inspections, and preventative maintenance.

· Develop and manage relationships with contractors and service providers.

· Review proposals and obtain competitive bids.

· Ensure compliance with local, state, and federal regulations.

· Conduct regular property inspections.

· Manage operating budgets and capital improvement projects.

· Respond to tenant and owner concerns promptly and professionally.

Leasing & Tenant Relations

· Market available commercial and residential space.

· Coordinate property tours.

· Prepare lease documents and renewals.

· Assist with lease negotiations.

· Maintain tenant files and records.

· Coordinate move-ins and move-outs.

· Maintain strong tenant relationships.

Capital Projects

· Coordinate renovation and improvement projects.

· Manage project schedules.

· Monitor contractor performance.

· Review project budgets.

· Ensure quality control.

· Coordinate with architects, engineers, and consultants as needed.

Portfolio Administration

· Assist with annual budgeting.

· Prepare reports for ownership.

· Track property expenses.

· Coordinate insurance claims when necessary.

· Maintain vendor contracts.

· Monitor warranties and service agreements.

Special Projects

This role frequently supports ownership with projects outside of traditional property management, including:

· Executive property management

· Historical property preservation projects

· Multi-state travel

· Hospitality-related projects

· Operational improvements

· Vendor sourcing

· Process development

· Asset inventory

· Emergency response planning

· Hurricane preparedness coordination

· Various business initiatives as assigned
