The role demands a robust analytical background and a solid grasp of commercial real estate properties and fundamentals. You must possess exceptional time management skills to effectively manage the dynamic and extensive workflow associated with the disposition program. Moreover, an understanding of financial concepts coupled with familiarity with real estate valuation methodologies, tenant credit analysis, accounting principles, and property underwriting—particularly concerning net lease single-tenant commercial retail properties is essential. Successful transactional experience serves as a foundational requirement for this role. You will be expected to operate efficiently and professionally, handling highly critical, confidential, and sensitive materials with discretion. What you’ll be working on day-to-day:
- Facilitate the implementation of investment sales opportunities.
- Conduct thorough market and financial analyses to validate divestiture strategy and candidate selection.
- Collaborate cross-functionally to accurately assess potential disposition candidates.
- Collect and evaluate tenant and property-level financial performance, providing detailed analysis to the team.
- Assess real estate market conditions and other property specifics impacting valuations and market appeal of the disposition candidates.
- Analyze leases for language impacting the sale of the property including ROFO/ROFR, purchase options, landlord transfer rights, master lease breakout and marketing restrictions.
- Research zoning, planning, title, and other property use factors influencing marketability.
- Ensure tenant compliance with rent, tax, insurance, and property management obligations.
- Participate in property valuation analysis alongside team leaders and external broker network.
- Develop scenarios, model property cash flows, and present analyses including discounted cash flow and IRR assessments.
- Analyze divestiture candidates for blend and extend opportunities, assisting with pricing strategies.
- Synthesize information and formulate concise strategic recommendations and present them effectively for discussion with senior management.
- Prepare comprehensive investment committee approval packages for both portfolio and single property transaction opportunities.
- Assist deal leaders in executing transactions on selected disposition inventory.
- Prepare essential broker documentation, including confidentiality and listing agreements.
- Manage broker data rooms in SharePoint, ensuring the organization of due diligence materials and transaction-related documents.
- Obtain, analyze, and provide current tenant financial reporting to brokers consistently.
- Review broker offering memorandums for accuracy in property and lease data.
- Maintain the accuracy of broker master listing agreements, updating pricing and property details as needed.
- Facilitate communication among internal and external stakeholders throughout the deal process to gather updated and relevant tenant, property, and market information.
- Address inquiries from tenants, brokers, and external parties regarding the company's portfolio.
- Coordinate with property management to resolve property issues and keep brokers informed of status updates.
- Collaborate with internal stakeholders to assess unsolicited offers and develop financial models for selected properties.
- Draft letters of intent (LOIs) and provide support during deal negotiations as instructed by team leads.
- Initiate formal transaction processes by submitting detailed sale requests to the Legal Department upon LOI execution.
- Verify and process broker commission invoices in adherence to listing agreements.
- Undertake additional projects as assigned by senior management.
- Maintain a comprehensive and dynamic transaction pipeline within Salesforce, generating both recurring and ad hoc reports.
- Manage Salesforce deal records and data fields for disposition inventory, ensuring accuracy and completeness across property, tenant, store performance, projections, and critical dates and deal status.
