Summary/Objective: 

The Facilities Senior Manager at Senior Housing Options is responsible for overseeing the maintenance and operations of buildings, equipment, and grounds of the organization.  They coordinate repairs, enforce safety measures, and manage a team of maintenance personnel. Responsible for the preventative maintenance schedule, contracted services, and capital planning. 

Essential Functions: 

  • Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security system.  
  • Oversees buildings and grounds maintenance. 
  • Enforce safety rules and procedures and oversee ongoing training of maintenance staff. 
  • Ensures that the facility grounds are clean and maintained according to company policy and procedures. 
  • Supervise, schedules, and oversees the facilities team. 
  • Conducts and documents regular facilities inspections. 
  • Checks completed work by staff, vendors and contractors. 
  • Inspects facilities to ensure compliance with local, state, and federal regulations. 
  • Oversees fleet vehicle maintenance 
  • Prepares specification for building projects; estimates cost of equipment, materials, labor, and building projects performed by outside contractors.  
  • Maintain confidentiality of all pertinent resident and staff information.  
  • Ensure vacant units are refurbished and required repairs and replacements are complete within the 4-day target or as required.  
  • Mitigate organizational risk by overseeing safety and security 
  • Manage company’s work order system and ensure work orders are completed timely and closed out in accordance with the company’s policies and procedures 
  • Ensure established infection control and universal precaution policies and procedures are always followed.  
  • Ensure compliance with HUD, Assisted Living, Fair Housing, and all other regulatory requirements regarding facilities.  
  • Document and report reasonable accommodation request to onsite Property Manager. 
  • Report performance KPI to CEO monthly 
  • Other duties as assigned 

Work Environment: 

  • Sitting, standing, bending and walking intermittently 
  • Travel to Senior Housing Options properties  
  • Use of ladder 
  • Lift up to 50lbs 
  • Maneuver in confined spaces 
  • Use of office equipment such as computer, mouse, keyboard, printer 
  • Indoor, temperature-controlled office environment as well as indoor and outdoor environments with extreme temperature variations  
  • On call required

Education and Experience: 

  • Associates degree or equivalent related certifications  
  • Minimum of 5 years of relevant experience and a high school diploma or equivalent in lieu of degree 
  • Ability to read, write, speak, and understand the English language fluently, and communicate verbally and in writing at a professional level 
  • Working knowledge of local building codes, fair housing, OHSHA, preventative maintenance and regulatory requirements 
  • Working knowledge of mechanical, plumbing, electrical, HVAC systems, and carpentry. 
  • Ability to obtain and hold a valid Colorado Driver’s license and state mandated automobile insurance with acceptable MVR record.
