The Financial Analyst supports value creation across Sunrise’s operating and development portfolios by collaborating with cross-functional teams to deliver financial insights that help to drive strategic decision-making and operational performance. This role analyzes both community-level and portfolio-wide performance, identifies trends and improvement opportunities and contributes to operational initiatives that enhance asset value. The Financial Analyst will also assist with financial modeling, variance analysis and underwriting for investment opportunities, including acquisitions, developments and strategic partnerships.

RESPONSIBILITIES & QUALIFICATIONS

Our foundational belief is the sacred value of human life. The unique responsibilities for this role include but are not limited to the essential functions listed as follows:
• Assist in the preparation of community-level budgets and long-term strategic business plans
• Analyze operating results and support the preparation of presentations that communicate strategic and financial performance to ownership groups
• Provide data-driven insights into labor costs and utilization to support workforce efficiency and margin optimization
• Analyze rate performance and support recommendations to drive revenue per available unit (RevPAR)
• Benchmark operating expenses and capital spending to support margin improvement and return on investment across assigned assets
• Contribute to the evaluation of investment opportunities such as redevelopments, unit conversions and asset repositioning
• Identify opportunities for operational improvement across the portfolio and support the execution and evaluation of related initiatives
• Assist with the development of proformas and acquisition models for new management contracts and portfolio growth opportunities
• Support the development of transition plans and capex investment strategies for newly acquired communities
• Assist in the development of asset-level strategy materials to support alignment between community leadership and broader organizational goals
• Collaborate with cross-functional teams, including Financial Planning & Analysis, Operations and Development, to provide portfolio-level insights and communicate asset strategies across departments
• Contribute to core corporate processes including strategic planning, rate setting, budgeting, forecasting and M&A activity
• Track compliance with management agreements by monitoring performance tests and preparing required reporting
• Conduct community visits to share best practices and support initiatives aimed at improving operational performance
• Build and maintain relationships with members of the Property Owners’ Asset Management teams
• Conduct market research and comparative analysis to inform underwriting assumptions and investment strategies
• Monitor competitive activity and investor trends to identify risks and opportunities for Sunrise and communicate findings to leadership
• Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met
• Perform other duties as assigned
