Position Summary
The Regional Maintenance Manager oversees the maintenance operations for multiple properties within a designated region. This management role involves administering and coordinating maintenance activities to ensure all properties are maintained in optimal condition. Key responsibilities include developing and implementing maintenance strategies, supervising maintenance staff, and ensuring compliance with State and Federal regulations. The Regional Maintenance Manager also monitors maintenance budgets, conducts regular inspections, and collaborates with maintenance and property staff members to address site’s needs. This position plays a crucial role in enhancing the efficiency and reliability of property operations across the region. This position reports to the Vice President of Construction.
Essential Job Duties/Responsibilities
· Oversee maintenance operations for multiple properties.
· Provide strong leadership and clear direction to assigned staff, ensuring the maintenance of a clean, safe, and functional housing community.
· Develop and implement regional maintenance strategies and standards with guidance from leadership.
· Conduct interviews, hire qualified candidates, and document performance to ensure all assigned locations are fully staffed and operating efficiently.
· Collaborate with internal teams and external partners to effectively address and resolve maintenance needs.
· Oversee and assist in the procurement of necessary supplies and equipment to ensure smooth maintenance operations.
· Ensure compliance with safety regulations and building codes.
· Provide training and development opportunities for staff.
· Address escalated maintenance issues and emergencies promptly, including after-hours situations, to ensure minimal disruption and maintain property safety and functionality.
· Collaborate with Home Office staff on major projects and initiatives, occasionally taking on project management responsibilities to ensure successful completion.
· Write performance reports to evaluate team members' productivity and effectiveness.
· Approve time and timecards to ensure accurate payroll processing.
· Conduct monthly self-audits on assigned locations and document findings.
· Identify and address the root cause of any negative impacts to the assigned assets.
· Perform any other tasks assigned by the supervisor to maintain or enhance the mission and values of the company.
Knowledge/Skills/Abilities – General Performance

· Utilize technology, including apps and computers, to streamline maintenance operations and improve efficiency.
· Outstanding communication skills and the ability to interact professionally with residents and staff.
· Broad knowledge of Government Inspections and requirements, such as those from the U.S. Department of Housing and Urban Development (HUD) and the Texas Department of Housing and Community Affairs (TDHCA).
· Ability to travel within the region as needed.
Certifications:
· As a condition of employment, candidates must complete an OSHA 30-hour Training, CAMT, EPA certifications (and CPO certification, if required by the property assignment) within the first 90 days of employment.
· Plumbing and electrical certifications are preferred.
Supervisory Responsibilities
This position entails overseeing and ensuring the quality of work performed by all site maintenance staff within the assigned region.
