Job Description
This job posting relates to a job opportunity at GSA Management, LLC, a vertically integrated self-storage acquisition, development and management company owned by Ares.
GSA Management LLC is seeking an Assistant Development Manager who will report to the Director of Development. The successful candidate will work to take projects from concept to completion. In addition to participating with team members on acquisition, city/county coordination, site and building design, permitting, design meetings, construction administration, and acting as the owner's representative, the candidate will also act as the owner's representative.
Objective:
The Assistant Development Manager will be responsible for the preparation of site investigation reports, cost completion reports, project status reports, and maintaining project files. The successful candidate will have knowledge of real estate transactions, general contracting methods, be detail-oriented, and purpose-driven to set and meet deadlines.
Responsibilities:
- Understands GSA Management LLC's and SecureSpace's business needs to develop project requirements.
- Coordinates with Acquisitions and Finance on project funding and closings
- Creates and manages project schedules from concept design through start of construction
- Develops feasibility modeling, including capital costs budgeting, pro forma return measurements, and valuation methodologies.
- Performs site evaluations and makes recommendations for site selections.
- Collaborates with various departments throughout the development process to ensure timely completion of all objectives and milestones.
- Understands project entitlements and implementation of approval requirements.
- Oversees budget and schedules projects for construction
- Manage regular reports and schedules for projects during construction
- Assists with multiple and complex entitlement processes.
- Other projects and duties expected of a real estate department development manager.
Other Functions:
- Must be willing to travel to other company sites as necessary
- Must be able to work extended hours and weekends as needed
- Other duties as assigned
Skill and Experience:
- A bachelor’s degree is required. Business Administration or Civil Engineering is highly preferred
- A minimum of 5-7 years of experience in the development of multiple properties and/or retail chain development experience
- Strong analytical, problem-solving, strategic planning, and project management skills
- Proven experience in the underwriting and valuation of development opportunities, land acquisitions, and underwriting transactions
- Experienced in leading teams of consultants
- Experience leveraging broker communities
- Knowledge to assess and mitigate risks in the transaction, entitlement, and development processes
- Excellent negotiation skills with the ability to sell your ideas and the rationale behind them
- Has exhibited a high degree of self-motivation, integrity, and success in past endeavors
- Excellent written and oral communication skills
- Ability to work in a fast-paced environment where deadlines are essential
- Ability to handle multiple transactions and projects simultaneously
Compensation
The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$130,000 - $160,000
