About the role

Management of the portfolio strategy for assigned corporate real estate assets to ensure the highest and best utilization of assets, best return on investment and EBITDA in accordance with strategic initiatives, remodels, relocations and renegotiations. Implement full market-based strategies to be utilized in developing a Portfolio Optimization program. Oversee delivery on solutions at market and asset level in accordance with the strategy.


 

RESPONSIBILITIES:

  • Improve the profitability of the real estate portfolio by analyzing, evaluating and negotiating prime lease extensions as they come up to expire.  Identify opportunities to leverage inhouse and third-party resources to negotiate business terms for all lease extensions and coordinate with lease administration and legal to negotiate documentation necessary to memorialize extensions. 
  • Enable the Field to achieve it’s budget by negotiating specifically requested leases, including the extension of corporate leases and other leases where we have decided to go onto the lease.
  • Enable the company to achieve its real estate needs by researching, analyzing negotiating and coordinating real estate transactions as directed by upper management
  • Reduce the cost of the surplus property portfolio by negotiating subleases, lease terminations, etc
  • Provide real estate expertise through knowledge or management of outside resources to understand market conditions necessary for formulation and maintenance of strategy or opportunity or problem resolution.
  • Engage and collaborate with Construction, Legal, Lease Administration and FP&A on all strategic initiatives and opportunities or problem resolution that affect real estate, including, but not limited to remodels, scrape and rebuild, closures and lease terminations, facility improvement roll outs and condemnations.

EDUCATION QUALIFICATIONS:

  • Required - Business, Finance, Real Estate or related degree.   

EXPERIENCE QUALIFICATION:

  • Required - 3-5 years of related experience in commercial real estate, asset management or property management, preferably in the restaurant field.
  • Preferred - 5-7 years’ experience if no advanced degree.

REQUIRED KNOWLEDGE, SKILLS or ABILITIES:

  • Understanding of U.S. real estate principles and basic laws. 
  • Knowledge needed to gather information from various data sources, including Costar, Lucernex, EXCEL, Oracle, for lease renewal tracking deal making and processing.
  • Understanding of financial statements and real estate investment analysis
  •  Ability to communicate verbally and in writing with management, the Field, vendors, landlords, etc.
  • Ability to analyze real estate issues, plan strategy and execute to those issues
  • Ability to negotiate with landlords and tenants to secure good deals for the company

DECISION-MAKING AUTHORITY:

  • Review and approval of others’ work product related to delivery of strategy and individual deals as noted above.
