Description
The Controls and Start-up Manager, under the direction of the Director of HVAC, is responsible for general coordination of all HVAC Controls work related to but not limited to BMS systems, VRF systems, thermostats, sensors, and devices, kitchen hoods, start-up activities, warranty tracking, close-out documents, etc.
Requirements
Preconstruction
· Review control drawings to gain a thorough understanding of control scope and sequence of operations
· Review equipment submittals and installation manuals before buy-out process completion
· Responsible for all aspects of HVAC controls coordination and installation between the project manager, subcontractor, controls subcontractors
· Identifies HVAC controls scope of work for each project (controls scope of work) and presents to the preconstruction team for evaluation and processing. Must include responsibility of each party, inclusions, and exclusions
· Assists sales and preconstruction in obtaining subcontractor quotes
· Identifies all accessories and confirms voltages required for secondary control devices
· Assists project managers and preconstruction with a buy-out, and project review summary regarding controls and scope of work
· Reviews life safety drawings for fire-smoke dampers sequence of operation coordination
· Reviews commercial kitchen drawings and identifies HVAC controls scope of work
· Identifies any possible scope gaps and risks associated with controls scope of work
Execution
· Responsible for developing and executing detailed start-up plans and schedules
· Develops and maintains a detailed start-up schedule with a 1-year overview
· Responsible for developing and maintaining quality control and quality assurance field forms and checklists
· Travels between multiple job sites
· Assists superintendents and project managers in the commencement of controls scope of work
· Coordinates all start-up plans and schedules with project managers
· Assists project managers in managing controls subcontractors’ scope of work
· Inspects work performed to ensure that it meets specifications and established standards
· Reduces warranty expenses through QC/QA best practices
· Works with the team on O&M’s and start-up paperwork and required documentation
· Performs quality control job site walk-through visits to assist field superintendents and project managers in identifying controls and start-up-related risks and help correct any installation errors or omissions
· Assists superintendents with confirming permanent power at major equipment like DOAS and VRF
· Maintains the highest levels of customer satisfaction and maintains relationships with all customers
· Coordinates, schedules, and actively participates in all trades coordination meetings such as life safeties interlocks to HVAC equipment, kitchen hoods interlocks, CO/NO/CO2 control garage systems, laundry ventilation systems, etc.
· Communicates with HVAC start-up on project status and scheduling
· Resolves technical issues arising from gaps in the scope of work, changing field conditions, and coordination between trades
· Assists subcontractors with resolving technical questions
· Performs commissioning of BMS systems installed by subcontractors; graphics assessment; overall readiness and completion of the system
· Responsible for 3rd party commissioning; Cx software reporting; punch lists; close-outs
· Collects and saves in job folders all start-up documents from the internal group and vendors
· Conducts and assists with HVAC state and city inspections
· Responsible for collecting and creating the close-out documents packet and their turnover to the owner
· Conducts and participates in owner’s training
· Resolves customer issues and complaints to ensure customer satisfaction
· Maintains a detailed log of projects’ specific close-out documents
· Responsible for tracking the warranty start and expiration dates – “projects in warranty” list
· This role is responsible for a successful project close-out phase
· Works closely with project management on startup and warranty issues
· Time tracking is project-specific
· This role is not responsible for processing subcontractors' pay apps, issuing task agreements or buy-out purchase orders
· This role is not responsible for subcontractors’ scheduling and only assists project managers as needed
