Preconstruction Project Manager

Description

Pre-planning on a communities programming working with the Entitlement and Land Development Team. 

Review of Product Type Footprints and Utility Coordination during the civil design phase. 

Initiating Utility Designs with Gas, Electric, Water, and Sewer providers to understand what their specific requirements are and compare to what Burkentine prefers to do. 

Ensuring buildings are laid out in a community in the proper sequences. Meaning that stoops, garages, decks, patios, etc… are all properly coordinated on the civil plans prior to final plan approval.

Direct contact with our architects, MEP designers, and structural engineers to ensure plans are developed in a timely fashion based on buyout and permitting needs. 

Support Permitting & Utilities team with pre applications as needed including plot plans, utility applications.

Gather all documentation listed on the Preconstruction checklist. Direct ownership of this checklist is crucial. 

Review Developer’s Agreement, Fee Structures, Tapping Fees, Permitting Process by Community, and understanding any easements for the property that could impact construction. 

Review Land Use Agreements and O&M Agreements by Project. 

Developing Preconstruction Schedules to timeline projects from Entitlement through Sitework and to Vertical Construction with buy-in from internal departments as relates to them. Interfaces with the owners and designers to maintain schedule. Keeps internal departments informed of schedule changes as relates to their activities.

Oversee and direct the Utility Coordinator to assist and manage the relationships, communication, designs, and scheduling with our utility providers. 

Knowledge and understanding of long lead time components for the site and vertical construction such as meter vaults, pump stations, gear packages, generators, etc….

Assist with preparing Kick-Off Meetings for new communities being onboarded. 

Ability to create logistics maps, building sequence of construction maps, phasing of utilities with bank financing. Will also be responsible for generating presentations on an as needed basis.

Requirements

   Must have a valid driver’s license. 

  Bachelor’s degree in related field preferred. Not required. 

   Two to five years of relevant construction experience.
