About the role
ABM, a leading provider of integrated facility solutions, is looking for a Facility Manager.
The Facility Manager oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Facility Manager must be flexible and willing to perform all duties that are assigned. Those duties may include maintenance and operations of HVAC, mechanical, plumbing and electrical systems. They may also include general building maintenance and building inspections. The Facility Manager must respond to client requests, open and assign work orders and order parts when necessary. The Facility Manager must also ensure compliance with expense guidelines, company policy, and governing codes.

Pay: $125k - $135k/annually
The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program.

Responsibilities:
- Responsible for directing the day-to-day facility operations of the property, and affiliated business units including budgeting (operational and capital), expense control, preventative maintenance program management, managing all building components (including HVAC, plumbing, Fire/Life Safety, and electrical systems), maintaining the aesthetic of the center, and maximizing the customer experience.
- Oversee contracts and relationships with external engineering service provider, ensuring quality and cost-effectiveness. Provides leadership, supervision, training, coaching, and performance evaluations to a team of third-party union engineers and maintenance technicians.
- Lead and supervise capital projects, from planning, design and bid to execution and completion, ensuring they are completed on time, within budget, and to the highest quality standards.
- Develop 5-year capital plan to continue to maintain and enhance the property assets and execute against projected capital plans
- Support Construction activities in partnership with the corporate Development team.
- Oversees Preventative Maintenance of equipment and record keeping/related logs

- Develops, implements, and monitors a Preventative Maintenance Program to maximize equipment life and operational efficiency according to manufacturer’s specifications.
- Utilize facilities operational platforms to efficiently manage the operations of the center (CMMS, BMS/EMS/Contractor Management system etc.). Responsible for the integrity of information in these systems and databases, and ensuring these tools are fully optimized.
- Oversee the operation, maintenance, and optimization of the central HVAC plant to ensure efficient and reliable performance.
- Attend recurring action/asset meetings to ensure awareness of all aspects of the shopping center, especially on issues that pertain to tenant’s design and construction.
- Manage and oversee any on-site equipment or asset inventory.
- Additionally, you are involved in or oversee Project Management, Financials, Third Party Vendor Management, Sustainability, Safety Compliance and Central Plant management.
