The General Maintenance Technician IV performs maintenance service and repairs at our resort ensuring that all facilities and villas are maintained to the highest standards. Success in this role involves training and performing the duties of all maintenance team members, often with minimal supervision from department leaders. The technician handles a range of complex tasks, such as removing and replacing ceramic tile, repairing or replacing wallboard systems, wall vinyl, carpentry, cabinetry, Formica, as well as addressing advanced HVAC and electrical issues. They use specialized hand, power and bench tools to complete all phases of projects. They demonstrate expert knowledge of the procedures and safety measures within their specialty. They bring an extensive understanding of the industry’s concepts, best practices, and procedures, relying on experience and sound judgment to plan and achieve objectives with creativity and independence. The GMT IV will support, guide, and mentor GMT I – GMT III team members. If additional resources are necessary, the technician will communicate and collaborate with leadership to ensure timely and effective completion.

ESSENTIAL DUTIES AND TASKS:

  • Perform preventative maintenance on assigned HVAC Systems, Plumbing systems, or electrical systems as assigned by leadership.
  • Performs corrective maintenance in response to guest and staff calls.
  • Helps to maintain clean and safe worksite by removing debris, reporting cleanliness issues to proper team, preparing for inclement weather events.
  • Adhere to all company, Brand, Safety, OSHA, and compliance standards and regulations, including the completion of company training, and the training of fellow teammates, as assigned by the leader.
  • Maintain accurate records services and work performed via mobile and desktop applications. To ensure accuracy of records.

EDUCATION and/or EXPERIENCE:

• High School Diploma or GED
• Vocational training is a plus

CERTIFICATES, LICENSES, REGISTRATIONS:

• Valid driver’s license
• Professional license for a specialized area

QUALIFICATIONS:

• 5+ years of experience required
• Expert knowledge and skills in maintenance
• Specialized in at least one industry recognized field of expertise, such as: electrician, plumber, HVAC, etc.

RESPONSIBILITIES:

• Train and perform the duties of all maintenance team members, while operating with limited supervision of department leaders
• Performs a variety of complicated tasks
o Examples: removal and replacement of ceramic tile, repair of or replacement of wallboard systems, wall vinyl, carpentry, cabinetry, Formica replacement, and repairs; more complicated HVAC and electrical issues, transformers and electrical panels
• Utilize specific hand tools, hand power tools, and bench tools as required to accomplish all phases of projects from rough-in carpentry to trim cabinetry.

PHYSICAL DEMANDS:

While performing the duties of this job the employee will be required to sit or stand for extended periods of time. Will be required to bend, twist, reach, push, pull, operate hand tools (may include operating industrial machinery), and motor vehicles. Must be able to lift between thirty to fifty pounds. WORKING CONDITIONS:
