Description

Christopher Community, Inc. (CCI) seeks an experienced Asset Management Analyst to join our team. CCI is a not-for-profit housing development and property management organization that assists low- and moderate-income individuals, seniors, and families to secure suitable housing across Upstate New York. The organization currently manages over 3,300 units of quality housing along with administers the Onondaga County Rental Assistance Program which provides assistance to over 1,200 households. CCI is responsible for the management of the operating budget of over $30M and employs over 170 employees.


The Asset Management Analyst will report to the Director of Compliance & Quality Control and is directly responsible

for contributing to the operations by monitoring property performance and maximizing property revenue to ensure the optimal value of assets is achieved through analysis and reporting. The position will provide strategy, direction, oversight, and balancing of costs, risks, and opportunities against the desired performance of assets in the affordable housing portfolio. Will work collaboratively with multiple departments including Property Management, Finance & Accounting, and Development. Additionally, will contribute to the development of property performance reports for internal and external audiences to address all maintenance needs of the property.

Requirements

Essential Duties & Responsibilities

  • Assisting in the preparation and review of annual operating budgets.
  • Review monthly financial and operating reports to measure property and portfolio performance against established budgets and communicate issues/coordinate changes with Property Management to ensure operational goals (NOI growth, occupancy targets, capital projects, etc.) are being met or exceeded.
  • Completing regular portfolio asset audits to identify deficiencies (i.e., stale units, rent increase/turn delays, variances, etc.)
  • Recommend strategies for maximizing value and returns for assets and monitor to ensure performance is meeting ownership objectives.
  • Monitoring and analyzing market and economic conditions along with capital trends and factors impacting the performance of the portfolio.
  • Assisting in monthly, quarterly, and annual preparation of reporting and presentations related to property and portfolio performance to budget, internal and external benchmarks, and established goals.
  • Assisting in the due diligence and underwriting of potential acquisitions, repositions, dispositions, and developments.
  • Aiding in overseeing 3rd Party Managed properties to ensure accurate and timely reporting in accordance with management agreement requirements along with thorough review and analysis of property performance consistent with Management standards.
  • Prepare and present various ad hoc analyses as needed.
  • Conduct detailed property-level analyses of tenants/in-place leases, capital projects, operating and financial statements, market and competitive position, and other relevant information
  • Establishing expense/unit costs throughout the portfolio
  • Analyze leases and rental rates; monitor overall leasing status and strategies
  • Visit sites, prepare, and participate in site audits conducted by state and federal agencies as well as lenders and investors.
  • Assist with the preparation of property-level business plans and budgets; analyze property performance relative to business plan targets
  • Prepare and provide weekly summary reports, property status reports, and quarterly reports while meeting established deadlines
  • Collect and distribute marketing plans
  • Collect and distribute digital marketing reports from third-party support
  • Assist in creating property reports for presentation to investors
  • Assist in maintaining internal company reports
  • Assist in other duties and projects as they arise


Education, Experience & Skills

  • Bachelor’s Degree required in accounting, finance, or real estate finance.
  • Minimum of 1 - 3 years of relevant experience in an analytical role within real estate or financial services.
