We are seeking a highly motivated, curious and analytical Financial & Revenue Management Analyst to join our team and play a key role in optimizing financial performance and driving revenue growth. This is an excellent opportunity for a detail-oriented individual with a strong understanding of financial analysis and a passion for revenue management to contribute to the success of a growing organization.  The Financial & Revenue Management Analyst will be responsible for providing financial analysis, reporting, and revenue management support for our portfolio of self-storage and marina assets. This role requires a strong understanding of financial modeling, data analysis, and revenue management principles, as well as excellent communication and problem-solving skills.

What You'll Do:

Financial Analysis:

• Prepare annual budgets and financial forecasts, monitor performance against targets, and provide variance analysis.
• Collect, analyze, and interpret operational data from various sources (e.g., property management software, customer surveys, financial reports, business intelligence platforms).
• Identify key performance indicators (KPIs) and develop dashboards to track and monitor performance across all locations.
• Conduct in-depth analysis of operational metrics, such as occupancy rates, rental rates, and move-in/move-out trends.
• Identify areas for improvement in operational efficiency, cost control, and revenue generation.
• Develop and implement recommendations for process improvements, best practices, and new initiatives.
• Collaborate with district managers and site staff to implement changes and monitor their effectiveness.
• Prepare and present reports on operational performance, trends, and recommendations to management.
• Conduct market research and competitive analysis to identify opportunities for growth and innovation.
• Stay up-to-date on industry trends and best practices in self-storage operations.

Revenue Management:

• Develop and implement pricing strategies to maximize revenue, considering market conditions, competitor pricing, and historical data.
• Forecast demand for self-storage and marina units based on historical data, market trends, and seasonality.
• Monitor key revenue metrics, analyze trends, and provide insights to management on revenue performance.
• Identify opportunities to improve revenue performance, such as optimizing pricing, adjusting marketing strategies, or implementing new revenue streams.
• Utilize data analytics tools to identify trends, patterns, and insights that can inform revenue management decisions.
