About the role

The Maintenance Director for Sandpiper at Shem Creek in Mt. Pleasant, South Carolina, is a full-time, exempt employee who oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet standards for cleanliness, appearance, safety, and overall functionality.

A successful candidate will have experience in property maintenance and leadership to successfully care for our 119 senior living apartments. An annual wage of $62,000-80,000, commensurate with experience, and full-time benefits from PACS will be provided.

Duties

  • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

  • Oversees and completes the turnover process to prepare vacant senior living apartments for new move-ins.

  • Responsible for maintaining electrical, plumbing, mechanical, carpentry, and related systems.

  • Maintain and repair furniture, fixtures, and equipment.

  • Maintain unit and building HVAC systems; change filters as needed.

  • Monitor fire/safety/security equipment, and work with Executive Director to ensure safe and supportive environment.

  • Organize and record all fire, safety, and security inspections for compliance purposes. 

  • Scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, make-ready unit interiors, breezeways, curbs, signage, sales office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community standards.

  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

  • Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

  • Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department.

  • Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.

  • Coordinate maintenance services and activities with other related departments (i.e., Dietary, Health Services, Activities, etc.).

  • Be prepared to handle emergencies as they come up (i.e., rescheduling maintenance work schedules, etc.).

  • Maintain a productive working relationship with other department supervisors and coordinate maintenance services to assure that services can be performed without interruption;  solicit advice from inter- department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas, and/or the improvement of services.

  • Review and check competence of maintenance personnel and make necessary adjustments/corrections as required or that may become necessary.

  • Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly.

  • May drive PACS vehicle from community (only if required by community).

  • Other duties as assigned.

Surveys

  • Participate in community surveys (inspections) made by authorized government agencies as necessary or as may be directed.

  • Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Executive Director.

  • Ensure that services performed by outside vendors are properly completed/supervised in accordance with contracts/work orders.

Safety

  • Ensure that maintenance personnel follow established safety regulations in the use of equipment and supplies at all times.

  • Assume the responsibility for obtaining/maintaining material safety data sheets (MSDSs) for hazardous chemicals in the maintenance department.

  • Ensure that all maintenance personnel are trained to use labels and MSDSs to recognize hazards and to follow appropriate protective measures.
