POSITION SUMMARY 

The Project Manager is responsible for the schedule, cost and quality of assigned EMCOR Hyre Electric Mission Critical/Data Center projects. This includes the planning and coordination of all aspects of the construction process, including material and equipment buyout, hiring subcontractors, implementing cost control measures and reporting Work In Progress Reports.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Drive the project’s overall flow effectively from inception to completion.
  • Manage project budget (review project estimates for accuracy, make changes as needed, assign phases and cost codes).
  • Create schedule of values (coordinate with GC on phases/cost codes, frontload the job billings)
  • Identify and price cost/schedule impacts (receive daily logs from field supervision, evaluate/price the impact)
  • Responsible for change order negotiations (provide back-up/responses to GC, negotiate best rates for the company) and execute company processes for document control.
  • Inspect or review projects to monitor compliance with building and safety codes, environmental regulations, or other regulations.
  • Manage subcontractor scope of work (creating Requests for Proposal (RFP) and bid leveling, interview subcontractors, issue request for subcontract)
  • Manage major purchases (creating Requests for Proposal (RFP) and bid leveling, interview vendors, issue request for PO’s, track vendor shipments and confirm onsite delivery dates.
  • Oversee monthly progress billings (complete billing form and provide percentage complete for month end, provide backup/responses to GC).
  • Provide monthly cost projections at Work in Progress (WIP) meetings (walk project at the end of the month for percentage complete, take cost reports from accounting and enter in WIP’s software, project future costs, provide status of job at WIP meeting).
  • Identify and resolve project issues (interpret cost reports to identify trends in performance factor, and address those issues with responsible parties)
  • Define roles and responsibilities of project team and provide coaching feedback as necessary.
  • Ensure adherence to company health and safety standards (communicate with site safety professional/superintendent, report issues as needed to corporate Safety Director or General Superintendent)
  • Attend project meetings (schedule project kick-off meeting, attend internal EMCOR Hyre Electric meetings, other stakeholder meetings)
  • Support accounting department in monthly billings and collections and follow up on outstanding balances.
  • Work with vendors, subcontractors and field personnel to provide O&M documentation, As-built drawings and resolve punch list items.
