Job Description
Turner & Townsend is seeking a Preconstruction Estimator to work with a global tech client on innovative retail construction projects in Cupertino, California. The ideal candidate will have a strong background in developing cost estimates through all phases of the design cycle, evaluating change orders, and providing value engineering services. This role involves leading cost management efforts for a variety of projects, ensuring budget adherence, and optimizing project outcomes.
The successful candidate will possess strong analytical skills, excellent attention to detail, and the ability to collaborate effectively with project teams, contractors, and clients.
Responsibilities:
- Prepare detailed cost estimates through different phases of the project design cycle, from conceptual design to construction drawings, for tenant improvement projects
- Perform full-scale quantity takeoffs using software tools such as Bluebeam and On-Screen Takeoff.
- Create parametric estimates based on historical cost data, project location, type, size, market conditions, and specific project constraints to establish preliminary budgets.
- Assist clients in maximizing project outcomes through value engineering services and constructability reviews.
- Lead reconciliation meetings representing the owner to arrive at consensus project budgets.
- Contribute to company market studies by interacting with suppliers, vendors, and contractors, and validating bid results against estimates.
- Manage capital project financials through construction estimating, project budgeting, contractor bid analysis, cost tracking, and forecasting.
- Drive project teams to meet budget targets through budget tracking, cost reporting/analysis, forecasting, and value engineering guidance.
- Identify cost savings opportunities and efficiencies grounded in project hindsighting and analysis at the project, brand portfolio, and enterprise level.
- Communicate project cost stories and cost evolution to leadership.
- Train, coach, and develop internal cost management teams
- SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- A minimum of 5 years’ experience in cost estimating within the retail construction sector or related industries (e.g., commercial, hospitality, or institutional construction).
- Deep understanding of all aspects of cost estimation, including material costs, labor rates, and the integration of technology and specialized systems in retail environments.
- Knowledge of local construction codes, regulations, and industry standards specific to retail construction.
- Strong understanding of construction processes, materials, labor costs, and project lifecycle.
- Proficiency with cost estimating software (e.g., ProEst, Buildertrend, Procore, Bluebeam, or similar tools).
- Excellent analytical, problem-solving, and negotiation skills.
- Ability to work effectively under tight deadlines and manage multiple projects simultaneously.
- Strong written and verbal communication skills with the ability to present complex data in a clear and concise manner.
Additional Information
The salary range for this full-time role is $140K-$155K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
