Position Summary:
The Manager, Maintenance & Safety is a highly diversified role responsible for the general upkeep of our Oakland, MD location, ensuring follow through on preventative maintenance plans, seasonal tasks, and internal customer needs. This position also plays a lead role on both the Oakland Safety Committee and the Corporate Safety Committee, helping coordinate safety compliance and training across the company.
The Manager, Maintenance & Safety in the Oakland facility follows the direction of the Facilities Director, who sets project priorities and manages the budgets. The Facilities Director is the overall engineering lead and subject matter expert related to specialized production equipment, electrical systems, combustion systems and life safety systems. As time and training permits, the Maintenance Manager and team supports the monitoring, upkeep and fabrication/installation of production equipment and critical infrastructure in a supporting role to the Facilities Director.
The Maintenance Manager has more direct ownership over non-production areas of the facility - including but not limited to supporting the warehouse and shipping team, corporate team, retail team, and tenants. The Maintenance Manager is responsible for taking care of the building envelope and common areas, in the areas of groundskeeping, snow removal, and cleaning, along with maintenance of lift systems, HVAC systems, and plumbing systems. The Maintenance Manager is responsible for executing maintenance requests by diagnosing and addressing root cause problems, making repairs and ensuring that service requests are made in a timely manner. The Manager, Maintenance & Safety is required to have on-call availability.
Staff Leadership
- As a hands-on working manager, participates actively in maintenance tasks
- Schedules, assigns and coordinates the work of assigned staff to accomplish a wide variety of duties related to the building trades.
- Regularly communicates with internal customers and the Facilities Director as to status of service requests, issues, etc.
- Sets realistic timeframes and clear priorities for completing assigned work.
- Provides training, work direction and guidance to Maintenance Technicians.
- Provides leadership to subcontractors, when applicable. Takes a leadership role managing special projects and vendor assignments.
- Conducts performance management reviews and manages PIP and employee development programs, monitors work of assigned crew members.
- Assures compliance with appropriate safety practices and procedures and with applicable federal, State and local codes, regulations and requirements.
Maintenance and Production Support
- Ensures daily preparation and loading of the glass pellet mix used in the production of our glass.
- Performs recurring preventative maintenance on machines, equipment, and plant facilities as established by the Facilities Director (e.g. changing filters and belts, lubricating bearings, monitoring equipment performance, keeping up with documentation of service records, etc.).
- Supports recurring planned inspections and service from outside contractors, insurance partners and regulators on electrical systems, HVAC, fire safety system, powered lifts, and pressure vessels.
- Uses a variety of hand and power tools, electrical meters, and industrial material handling equipment including but not limited to forklifts, bucket elevators, hoist, glass crusher and mixer.
- Helps maintain Oakland Spending Log and critical spare parts inventory to proactively address maintenance needs.
- Helps maintain daily, weekly, and monthly preventative maintenance checklists and the Maintenance Care Computer System
