Manager, Accounting - Apartments ($99,400.00-$131,700.00)

Position Summary:

Responsible for overseeing all aspects of the Common Area Maintenance (CAM) processes, including the maximization of expense recoveries, reduction in outstanding CAM receivables and overall CAM analysis. This role ensures that all CAM charges, taxes and insurance are accurately calculated, allocated, and billed to tenants in accordance with the lease agreements.

Job Duties:

• Oversee the outsourcing relationship and set expectation for CAM abstraction and setup.
• Prepare annual CAM estimates, mini reconciliations and year-end reconciliations for Office tenants.
• Prepare quarterly forecasts, annual budgets and reconciliations for Retail tenants.
• Meet with Operations team on a quarterly basis to go over forecast results and reduce expenses, as needed.
• Responsible for reviewing lease language and appropriately modeling the CAM recovery setup in MRI accounting software.
• Perform CAM related reporting and analysis, including projected billing rates, recovery ratios, CAM expense analysis.
• Calculate and process tax refunds to tenants.
• Prepare quarterly Retail Common Area Expense and Tax billings.
• Audit Office tenants’ pro-rata shares.
• Responsible for minimizing outstanding CAM related collection issues.
• Assist in resolving tenant disputes, respond to tenant inquiries and audits by providing detailed explanations and resolving any discrepancies.
• Calculate CAM rates for prospective Retail tenants.
• Collaborate with Legal, Leasing and Operations team on audit disputes regarding interpretation of lease language.

Minimum Qualifications / Other Expectations:

Education & Experience: 

• Bachelor’s degree in Accounting or Finance.
• Proven experience (5+ years) in accounting, property management, or lease administration.

Other: 

• Strong leadership and communication skills with the ability to collaborate effectively across teams.
• Strong understanding of lease agreements, lease accounting principles, and legal terminology.
• Proficiency in MRI Accounting software and Google Suite, Intermediate to Advanced proficiency in Microsoft Excel.

 Compensation:

Base Pay Range: $99,400.00 - $131,700.00

 

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
