About the role
WinnCompanies is seeking a motivated Project Financial Analyst to join our corporate headquarters located in Boston, MA.
In this role, you will be responsible for the day-to-day asset management functions such as running reports, compiling information, preparing presentations, drafting requisitions, data input and capital tracking. The ideal candidate will also assist the Finance Department and perform general department and administrative functions.
The selected candidate will adhere to the following Hybrid schedule: Monday through Thursday (On-site) and Friday (remote) from 9:00AM to 5:00PM.

Responsibilities
- Provide assistance to the Asset Management Team.
- Assist in all asset management responsibilities to enhance asset value including asset performance, leasing and capital programs.
- Help prepare asset-level strategic plans.
- Assist with income/expense forms and RE Tax abatement analysis.
- Provide ad-hoc reporting and analysis as needed.
- Review reporting prepared by management and accounting teams.
- Prepare draft capital expenditure initiatives for review.
- Help ensure redevelopment, reconfiguration or refurbishment initiatives are executed properly.
- Complete income/expense and other tax forms.
- Prepare budgets and forecasts (rental, capital and non-recoverable), as appropriate.
- Assist in the annual rent review and lease renewal strategy and lease negotiations for each asset and ensure timely implementation.
- Review and draft summaries/abstracts for project documents.
- Help monitor asset expenses.
- Gather diligence materials for current and potential developments, acquisitions, dispositions, and financings.
- Diligence materials include drafting responses to third party requests, preparing financial analysis, coordinating site inspections, etc.
- This task also includes collecting information for and drafting deal summary memos, following-up on required capital needs, managing reimbursement processes, etc.
- Prepare and update financial models which will be used to make strategic asset management decisions.
- Update Finance database systems, real estate owned, list of business concerns, and other applicable schedules.
- Complete administrative tasks and trainings/courses assigned by senior Finance team members or ownership.
Requirements
- Bachelor's degree in Accounting or Finance.
- 1-3 years of relevant work experience.
- Advanced skills with web-based application and computer systems such as Microsoft Office Suite.
- Ability to produce complex documents, perform analysis, and maintain databases.
- Ability to communicate clearly and effectively in writing with internal and external customers.
- Ability to adapt successfully to changing situations and environments.
- Excellent customer service skills.
- Ability to take initiative and work independently.
- Strong organizational and interpersonal skills and attention to detail.
Preferred Qualifications
- Strong Excel skills.
- Past experience with property management software's such as RealPage.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
