About the role

The Property Maintenance/Custodian is responsible for maintaining the cleanliness, safety, and functionality of residential properties. This role includes routine janitorial duties, minor repairs, and property upkeep. A valid driver’s license is required for travel between multiple property sites and transporting equipment and supplies.

Duties and Responsibilities:

  • Ability to work within a diverse workforce; maintain a professional business appearance, demeanor, neat workspace, and work in a team environment. Arrive to work on time and job ready. Understand, as a representative of the company, high level work standards are always required in both service and behavior. Maintain a positive attitude and participate in training and coaching.
  • Monitor, maintain and ensure plant health.
  • Mow, trim and fertilize green spaces.
  • Mulch, edge and weed gardens.
  • Prune and trim trees and bushes.
  • Conduct routine inspections and minor repairs of building systems (e.g., lighting, plumbing, HVAC filters).
  • Maintain exterior grounds including landscaping, snow removal, and debris cleanup.
  • Respond promptly to maintenance requests and emergencies.
  • Transport tools, equipment, and supplies between properties using company vehicle.
  • Ensure compliance with safety and sanitation regulations.
  • Assist with setup and breakdown for property events or tenant move-ins/outs.
  • Maintain inventory of cleaning and maintenance supplies.
  • Report any safety hazards or major repair needs to supervisor.
  • Maintain all gardening equipment and machinery, like mowers, trimmers, and leaf blowers.
  • General building repairs and maintenance.
  • Operate all tools and equipment in a safe manner.
  • Report any safety issues immediately to supervisor or HR.
  • Perform other duties as assigned and adapt as needed.

Work Environment:

As part of the essential duties, this position requires operating motor vehicles and working with hazardous, fatal materials. The employee’s essential duties are such that impairment caused by drug or alcohol could result in significant injury or death.

Qualifications:

  • All licenses must be converted to a Washington State License within 30 days of employment.
  • Ability to drive manual vehicles.
  • 1-3 months experience and/or related training in landscaping.
  • 1-3 months experience and/or related training in property management
  • High School Diploma or GED
