Engineering Technician BAS (Building Automation Systems)

Division of Real Estate Development and Management

State of Florida Department of Management Services

This position is located in Tallahassee, FL.

 

Position Overview and Responsibilities:

Incumbent performs BAS True-Up work at the Building Operations Centers in the Division of Real Estate Development and Management (REDM). Works collaboratively with the Division’s bureaus, vendors, and stakeholders to support daily operations of 12.6 million square feet of real estate in the Florida Facilities Pool (FFP). BOC is tasked to maintain facility environmental conditions, reduce energy consumption, and serve as the after-hours hub for incident response in FFP facilities. Performs full-time shift work during periods of insufficient staffing.

 

General Duties

  • Import existing Niagara stations into the DMS Tridium Supervisor. Import alarms to appropriate alarm classes and histories.
  • Use DMS standard equipment operating sequence for chilled water, hot water, AHU, and air distribution to create equipment programming in the Niagara Framework. Adjust sequence, as necessary based on specific equipment, conditions, and building design.
  • Use DMS graphic templates to create 2D color graphics in accordance with Division 25 1500 – Graphics.
  • Establish new point names, actions, alarms, schedules, and histories in accordance with DMS Division 25 1200 - Point Configuration.
  • Perform true-up of previous BAS migrations to meet the requirements of DMS Division 25. Update PX pages, programming, sequences of operation, alarms, and histories.

Facility Operations

  • Adjust schedule to fill in for employees on leave, if staff level permits, and flex off potential overtime, when possible.
  • Execute SOPs in response to fire signals, security alarms, elevator entrapments and emergencies.
  • Use call notification procedures to disseminate information to facility management staff and emergency personnel.
  • Professionally handle customer requests, resolve promptly, escalate unresolved issues to supervisor and use good judgment and discretion when dealing with sensitive issues.
  • Document all events and incidents in the daily log.
  • Submit TRIRIGA work task for the following: failed HVAC sensors and off-normal temperature, pressure, flow, and C02 readings; valves and actuators that are failed or will not fully open/close; failed BAS devices; instances of simultaneous heating and cooling not supporting dehumidification.

 

Other Duties

  • Perform other duties, as required.

Knowledge, skills and abilities, including utilization of equipment, required for the position:

  • Knowledge of local and wide area network architecture, protocols, and addressing.
  • Knowledge of protocols such as BACnet, MODBUS, and FOX.
  • Knowledge of BAS software and DDC service tools.
  • Ability to troubleshoot BAS networking issues.
  • Knowledge of control strategies and sequence of operation for HVAC equipment.
  • Ability to learn and apply new technical skills.
  • Skilled use of Microsoft Office programs such as Word, Excel, and PowerPoint.
  • Skilled use of BAS software to configure reports, alarms, trends, and to create graphics and dashboards.
  • Ability to concentrate on a task to ensure information is complete and accurate.
