About the role
WinnCompanies is seeking an Assistant Property Manager to join our team at Oliver Crossing, a 222-unit tax credit, Project-Based Section 8, and market-rate community located in Richmond, VA.
In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
Please note that the selected candidate will adhere to the following work schedule: Monday through Friday, from 8:00AM to 5:00PM.

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
Please note that the selected candidate will adhere to the following work schedule: Monday through Friday, from 8:00AM to 5:00PM.
Responsibilities
- Process recertifications and interim recertifications. Assist with various administrative duties.
- Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
- Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
- Facilitate all aspects of apartment leasing, including processing applications and negotiating lease renewals.
- Assist in all facets of physical and financial management as needed and assigned.
- Act as Property Manager in absence of the Manager for specified amounts of time.
- Prepare financial reports for the Property Manager, as well as resident correspondence.
- Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
Requirements
- High school diploma or GED equivalent.
- Minimum of 1 year of relevant work experience.
- Less than 1 year of supervisory experience.
- Direct experience with tax credit programs.
- Direct experience with Project-Based Section 8.
- Experience with various computer systems, including Microsoft Office.
- Outstanding verbal and written communication skills.
- Excellent customer service skills.
- Superb attention to detail.
- Willingness to learn and be trained.
- Ability to multi-task in a fast-paced office environment.
- Ability to work with a diverse group of people and personalities.
Preferred Qualifications
- Associate's degree.
- COS (Certified Occupancy Specialist) certification.
- SHCM (Specialist in Housing Credit Management) certification.
- Experience with RealPage property management software.
