About the role
WinnCompanies is looking for a Development Asset Management Analyst to join our Corporate Office located in Boston, MA.
In this role, you will have the primary responsibility of working with the Vice President of Development Asset Management on various analytical projects that ensure the effective execution of key residential real estate development performance metrics. This entails being integrally involved in all phases of the development, which includes the initial offer through the stages of acquisition, construction, cost certification and stabilization. The Development Asset Management Analyst also takes lead on identifying and implementing business initiatives focused on development team efficiency and effectiveness improvements.
Please note that this is a hybrid position which work schedule consists of: Monday through Friday, from 8:00AM to 5:00PM

Responsibilities
- Maintain and manage the Winn Development Department's existing and prospective property database that includes key deal data and milestone dates. Use this information to Lead both internal and external (i.e. audit/accounting firms, investors, and other stakeholders) Development pipeline review meetings.
- Play an integral role in providing feedback to develop working efficiencies for the department. This includes assisting in the customized design of existing software platforms to maximize access to meaningful deal performance data in real-time for optimal analytical decision making. Assist in establishing and reinforcing processes and procedures which ensure the maintenance and accuracy of the portfolio data being published across the platform(s).
- Track and manage a host of updated tax credit delivery and tax exempt bond program compliance calculations across the development portfolio. This includes managing the renewable tax credit (ITC) projections across the portfolio and take appropriate action to ensure steps are being made to perfect credit delivery and monetizing with investors as appropriate. Also involves researching the taxability of various project awards. Also including tracking the production status of Deal Summary Memos (internal investment plan) and Transition Memos (operation business plan post rehab completion) .
- Plan, organize and lead the execution of internal Development Meetings for active development projects where Project Managers present a full project update to Senior Management.
- Ensure financial reporting requirements to various stakeholders are distributed on a recurring basis for the active development portfolio (during the Development period only). Includes preparing equity adjuster calculations based on eligible basis estimates provided by the development accounting team.
- Assist in the preparation of Winn Development Company budget revenue by reconciling actual activity and forecasting future development fee revenue. This involves coordinating with project teams to obtain most recent fee projection info. Update Deferred Development Fee tacker fee and other key portfolio schedules on annual basis in conjunction basis in conjunction with audit objectives.
- Prepare deal profitability analysis across spectrum of development portfolio deals which considers project overhead based on time tracking allocation and other costs considerations. Prepare portfolio leverage projections for lenders. Prepare model sensitivity analysis for investors and lenders in conjunction with deal term modification requests.
- Examine and interpret deal document language as necessary to ensure compliance with deal terms
Requirements
- Bachelor’s degree.
- 1 - 3 years of related work experience.
- Strong understanding of text book accounting fundamentals.
- Experience with computer systems, particularly Microsoft Office Suites.
- Outstanding verbal and written communication skills.
