What this job involves:
As a Union Operating Engineer (Mobile) at JLL, you’ll be responsible for maintaining and operating building systems across a portfolio of sites in the Los Angeles and Ventura Counties. This role requires a strong focus on operating, troubleshooting, repairing, and maintaining facility equipment, while delivering exceptional tenant services and ensuring compliance with all safety standards. You’ll bring technical expertise in at least one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) and be multi-skilled in others to successfully perform daily and weekly assignments. This is a mobile position, requiring travel between client sites and the ability to work independently in varied building environments.

What your day-to-day will look like:

  • Perform tenant service requests, including temperature adjustments, lighting and ballast replacement, breaker resets, furniture moves, deliveries, restroom repairs, and ceiling tile replacement.

  • Operate and maintain building mechanical systems including chillers, pumps, cooling towers, fire alarm systems, and energy management systems (EMS).

  • Conduct inspections for tamper valves, elevators, asbestos, generators, and life safety systems.

  • Complete preventive maintenance tasks, log equipment readings, and test system performance.

  • Troubleshoot and repair HVAC equipment, including pneumatic controls and direct digital control (DDC) systems, to maintain optimal tenant comfort.

  • Support outside contractors during equipment overhauls, annual inspections, and specialized repairs.

  • Maintain cleanliness and order in mechanical spaces, workshops, and equipment rooms.

  • Write, manage, and execute client-required change requests.

  • Adhere to all JLL and carrier safety standards, complete Job Hazard Assessments, and record safety observations in the CMO safety system.

Required Qualifications:

  • Member of the Local 501 Engineering Union.

  • High school diploma or GED, plus two years of trade school in electrical systems, refrigeration, or HVAC.

  • Certification as a Universal Technician for CFCs (if applicable).

  • Valid state driver’s license and ability to travel between client sites.

  • Working knowledge of computer applications, including Microsoft Word and Excel.

  • Ability to analyze system operations, diagnose problems, and perform corrective actions.

  • Physical ability to lift up to 50 lbs, work from ladders up to 30 ft, and climb while carrying tools (up to 20 lbs).

Preferred Qualifications:

  • 3+ years of related experience in building repair, maintenance, HVAC, plumbing, electrical, or carpentry.

  • Trade school education, union training, military service, or relevant college coursework.

  • Universal CFC EPA certification (or interest in obtaining within first year with JLL assistance).

  • Experience with Microsoft Outlook, Excel, Word, and Teams.

  • Strong customer service skills and ability to work independently in a mobile capacity.

Location: Onsite (Mobile – Los Angeles and Ventura Counties)
