We are seeking a Senior Project Manager / Installation Manager for our federal team for an exciting, new 5+ year contract supporting Fort Belvoir, VA (military experience encouraged, but not required). Our team is primarily responsible for install and retrofit projects related to HVAC mechanical equipment, Controls/BAS systems, elevator systems, and other relevant equipment and systems on-base. All work is based at this location so no additional travel is required.

Pay range: $110,000 - $140,000 base salary plus bonus incentive. Negotiable based on experience.

As a Senior Project Manager, you will:
- Serve as a primary leader for execution on a large retrofit and installation projects, primarily related to the HVAC mechanical equipment, BAS/Controls (Direct Digital Control (DDC) systems), elevator systems, and other MEP related equipment and systems. Develops project schedules and executes according to plan.
- Supervises the field construction process of assigned projects in accordance with the plans and specifications, to ensure that each phase of the work is completed on schedule, within the budget, and with the quality workmanship expected by the company and the customer
- Manages budgets and completes forecasting in conjunction with Operations Manager and Regional Manager.
- Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors
- Negotiates, prepares and issues subcontracts
- Ensures that assigned projects are done accurately, on-time, billed within budget and within scope of the contract.
- Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.
- Understand project and contract scopes; actively pursues growth opportunities that will help the customer achieve desired outcomes
- Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals
- Ensures Technicians, subcontractors and other site personnel complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers
- Complete timely and accurate project billing to maintain profitability goals and positive cash flow
- Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required
- Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts
- Manage risk, establish project recovery plans, and resolve disputes to minimize escalation
- Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards
- Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
- Coordinates customer-training requirements
Required Qualifications:
- Project management experience in the design-build construction management industry, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, MEP, or other related equipment and systems.
