Maintenance Mechanic - JLL Local 94
What this job involves:
As a Maintenance Mechanic at JLL, you'll play a vital role in maintaining critical building systems that keep facilities operating at peak performance. Working under the supervision of the Chief Engineer, you'll be responsible for the safe maintenance and repair of complex mechanical, HVAC, plumbing, and electrical systems in accordance with all government and regulatory requirements. This position demands a safety-first mindset, strong technical expertise, and the ability to troubleshoot and solve problems independently. You'll conduct equipment rounds, perform preventive maintenance, respond to emergencies, and maintain detailed operational logs.
What your day-to-day will look like:
Under the Supervision of the chief engineer and/or delegates;
Safely maintain the facility in accordance with all applicable government and regulatory requirements, including identifying and assessing safety hazards, enforcing safety rules, and participating in incident investigations.
Maintain HVAC equipment, cooling towers, compressors, pumps, valves, piping components, actuators, heat exchangers, hot and steam water systems, gearboxes, chemical storage and distribution systems, plumbing systems including sump and sewage ejector pumps, and other equipment as required.
Perform equipment lubrication, laser alignment of machinery components, lock-out tag-out procedures, hot work, and all other maintenance tasks as directed.
Clean and maintain mechanical and critical spaces per client and JLL standards.
Conduct visual building rounds, inspections, equipment logs, and water sampling to ensure building equipment and systems function as designed with 100% uptime.
Identify potential problems, make necessary adjustments, troubleshoot issues, and execute corrective repairs.
Ensure operational logs, work requests, and documentation are completed promptly and accurately.
Maintain regular attendance and punctuality.
Required qualifications:
3-5 years of direct experience maintaining commercial and/or industrial mechanical equipment required.
Minimum 5 years of direct experience maintaining commercial and/or industrial mechanical equipment
EPA 608 Universal Certification
Valid FDNY certifications: S12, S13, S95, G60, F60
Ability to read and understand technical documents including operating manuals and architectural/mechanical/electrical/piping drawings
Ability to systematically identify, analyze and solve maintenance problems required.
Physical ability to work in cramped spaces, climb stairs and ladders, operate electric hand tools, lift and carry heavy loads, and navigate rooftops
Excellent communication and customer service skills with ability to work effectively as both an individual contributor and team member
Current Local 94 union member or willing to join upon hire
Preferred qualifications:
Experience with computer programming and/or programmable logic controllers
Experience with building automation systems, CMMS, and multi-site operations
Understanding of basic refrigeration and air conditioning systems
Schedule: Monday-Friday, 7:00 AM - 3:00 PM, with flexibility for occasional overtime, weekend work, shift rotation, and emergency on-call response as needed
