The Maintenance Manager shall provide maintenance management services related to commercial electrical systems, building maintenance, carpentry, proper operation of plumbing, HVAC/R systems, and fire alarm systems in the medical facilities. Two (2) years’ experience with DMLSS/DML-ES system is desirable or must be susceptible to training provided by the government. Any combination of education and experience, which would provide the required knowledge and skills, is qualifying. A typical criterion is knowledge and skills with 5 years' experience in a healthcare setting as a Stationary Engineer; A.S. degree in Mechanical Electrical Technology (MET) or equivalent; completion of Certified Health Care Engineer; and/or completion of an accredited apprenticeship program for Operating Engineer. Working knowledge and the ability to troubleshoot and repair electrical, refrigeration, carpentry, plumbing, HVAC/R systems, BAS, nurse call systems, medical gas and vacuum systems, mechanical systems, painting, interior and exterior facility structures, fire alarm systems and portable equipment. The MM shall have the ability to fabricate items, using hand and power tools and knowledge of appropriate safety practices for working with hand and power tools. Working knowledge of how to identify and resolve failures/alarms related to critical building equipment. Ability to read and comprehend schematics, blueprints, and shop drawings. Working knowledge and familiarity with current TJC/EOC standards for either healthcare or ambulatory healthcare occupancies, as required, by the work site is desirable, but not mandatory. Working knowledge and familiarity with current NFPA codes and standards for medical facilities is desirable.

Must have a working knowledge and familiarity with current OSHA requirements for medical facilities. Working knowledge and familiarity with CAD drawings and draw base software is desirable. The following licenses and certifications are highly recommended: Universal CFC License or North American Technician Excellent (NATE) –HVAC; NICET level 1 and level 2 or equivalent-Fire Alarm, as needed; Backflow Preventor-Plumbing, as needed; valid Driver’s License; preferred ASSE 6040 and other ASSE Certifications, as applicable. The MM shall have three (3) years’ experience using Microsoft Office products, such as Word and Excel. Must be a US National with a secret clearance.
