Responsibilities

As a Multifamily Traveling Operations Manager with Hines, you will provide leadership and support where it’s needed most. This role is deployed to communities requiring interim leadership, performance improvement, acquisition or transition support, lease-up assistance, or coverage during leadership vacancies.

 

You will partner closely with Regional Property Managers, onsite teams, Accounting, and other stakeholders to support community performance, identify opportunities for improvement, and implement solutions that enhance property operations, financial results, resident satisfaction, and team performance. This role requires extensive travel throughout the Hines Living portfolio and serves as a key resource in maintaining operational excellence and consistency across communities nationwide.

 

Responsibilities include, but are not limited to:

  • Provide interim onsite leadership for assigned communities during vacancies, leaves of absence, transitions, acquisitions, lease-ups, or other special assignments
  • Assess community operations, identify risks or performance gaps, and develop and implement action plans in partnership with the Regional Property Manager and other stakeholders.
  • Support the consistent execution of leasing, renewals, resident experience, maintenance operations, accounting processes, pricing recommendations, compliance and reporting practices
  • Reinforce company operating standards, policies, procedures, internal controls, and service expectations
  • Support rent collection efforts, delinquency management, and appropriate escalation of legal or collection matters
  • Partner with Accounting and Regional Property Managers to resolve financial reporting issues, budget variances, or account reconciliation concerns
  • Assist with budget preparation, reforecasting, variance analysis, and operational reporting as needed
  • Monitor key performance indicators, recommend and implement strategies to improve occupancy, revenue growth, expense control, resident retention, and overall community performance
  • Review leasing activity, lead management, application processing, and follow-up practices
  • Provide leadership, coaching, and operational guidance to on-site teams
  • Monitor online rating and reputation management sites and assist teams with response recommendations
  • Act as a performance improvement resource by providing individual coaching and refresher training
  • Identify development opportunities and recommend training resources to strengthen community team performance
  • Assist with acquisitions, due diligence, dispositions, owner transitions, management takeovers, lease-ups, system implementations, process changes, and other special initiatives
  • Identify operational gaps, process improvements, training needs, and opportunities to strengthen overall platform performance
  • Support communication with internal and external stakeholders as directed by regional leadership
  • Document findings, actions taken, unresolved issues, and transition notes at the conclusion of each assignment
  • Ensure operational issues are escalated appropriately and resolved in a timely manner

Qualifications

Minimum Requirements include: 

  • High School Diploma or GED from an accredited institution required; Bachelor’s degree preferred
  • Five or more years of multifamily property management experience
  • Proven ability to quickly integrate into new communities and operational environments, establish rapport with onsite teams and stakeholders, assess business needs, and assume leadership responsibilities with minimal transition time
  • Demonstrated ability to perform and support the essential duties of multiple onsite office roles, including Community Manager, Assistant Manager, Leasing Manager, and Leasing Professional
  • Lease-up experience, including pre-opening planning, operational setup, pre-leasing strategy, staffing support, and preparing for first move-ins preferred
  • Experience across diverse multifamily asset types preferred, including high-rise, mid-rise, garden, mixed-use, and luxury communities
  • Strong understanding of multifamily operations, including leasing, resident relations, collections, delinquency management, reporting, renewals, move-ins, move-outs, and customer service standa
