About the role

WinnCompanies is searching for an agile Apartment Maintenance Supervisor III to join our dynamic team at The Oaks, a 7-acre, 509-unit property located in Oakley, CA. 
The Maintenance Supervisor III will perform maintenance functions and provide direction and supervision to the maintenance team in the community, including rental units, residential common areas, office, grounds, and parking lots. The position requires a diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.  Please note that this is a hands-on, working supervisor role with a regular schedule of Monday through Friday, from 8:00AM to 5:00PM. Additionally, this position offers a pay range of $33.17 to $35.00 per hour, depending on experience.

Responsibilities

  • Lead and manage maintenance staff at the property daily and perform as a working supervisor. 
  • Assist in hiring, developing, training and holding staff accountable to operating standards. 
  • Conduct and participate in weekly staff meetings. 
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.  
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards. 
  • Review third party property inspections to resolve maintenance repairs.  
  • Maintain working knowledge of all maintenance programs and capital improvement projects. 
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.  
  • Manage the turnover of vacant apartments. 
  • Oversee inventory control of the property’s maintenance supplies and equipment, and make purchase recommendations to the Property Manager. 
  • Participate in rotational on call activity during off hours, emergencies, and hands on maintenance activity. 

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • 3-5 years of maintenance leadership experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • General knowledge of electrical, plumbing, appliance, and HVAC.
  • Outstanding supervisory skills.
  • CAMT certification.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Solid verbal and written communication skills.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Vocational or technical training.
  • HVAC, asbestos, or lead-based paint certifications.
  • Bilingual in English and Spanish.
  • Experience in residential property management.
  • Experience with RealPage property management software.
