OBJECTIVE: Dynamic professional with basic skills in maintenance and grounds care prioritizing good customer service.
ESSENTIAL FUNCTIONS
- Perform basic routine and scheduled maintenance across multiple properties.
- Trouble shoot and perform basic repairs as needed on properties including plumbing, electrical, carpentry, appliance repair, and maintenance of heating and cooling systems.
- Check safety systems and devices for operational effectiveness.
- Complete required paperwork and input data into the maintenance database
- Develop and maintain an effective working and service rapport with tenants, vendors, and leasing staff.
- Complete vacant turnovers in an accurate and timely manner
- Immediately notify supervisor of any safety hazards
- Maintain an inventory of supplies, tools, and equipment.
- Participate in the on-call rotation. Respond in a timely manner to emergency maintenance problems which may require attention outside of normal working hours.
- Mowing grass.
- Adequate manual watering of greens spaces, trees, and shrubs.
- Plants grass, shrubs, trees, and flowers.
- Maintains and repairs storm water retention ponds, fences, gates, retaining walls, rock gardens, outdoor lighting, and other design features.
- Digs trenches and levels ground.
- Applies mulch, fertilizers, herbicides, and pesticides.
- Maintains green spaces by weeding, trimming, and pruning.
- Removes unwanted or unhealthy plants, shrubs, and trees, as well as downed limbs.
- Operates hand tools and power equipment, including mowers, leaf-blowers, weed trimmers, skid steer, and chainsaws.
- Provides customer service to tenants.
- Rakes leaves and other vegetation from lawns and flower beds.
- Removes trash and other debris from outdoor areas.
- Operates snowblower equipment and shovels.
- Works with other maintenance crew and construction specialists as needed.
- Load and unload materials, tools, and equipment required to complete landscape projects.
- Transport materials using shovels, wheelbarrows, carts, dollies, and hand lifting/carrying.
- Periodically operate heavy equipment.
- Performs other related duties as assigned.
Requirements
Education and Experience
Required:
- High school graduate or GED equivalent is required.
- Must have a valid driver’s license with reliable transportation.
- Excellent communication skills
- 1-2 years of experience in property maintenance, maintenance, or construction/remodeling
- Basic knowledge of plumbing, heating, HVAC, electrical systems, and carpentry
- Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair
- Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues
- Ability to operate various types of equipment associated with property maintenance.
- Excellent understanding of plans and specifications
- Working knowledge of Microsoft applications and ability to learn maintenance software.
- OSHA 10 Certification or ability to obtain in 90 days.
- Excellent problem-solving, organizational, time management, and decision-making skills
- Must be flexible and possess the ability to change priorities and direction based on the need of a project.
- 1-2 years groundskeeping experience.
- Principles, materials and methods of grounds maintenance and repair.
Preferred:
- Vocational or trade school certification
Physical Requirements:
- Ability to lift and carry up to 75 pounds regularly.
- Ability to stand and walk for long periods of time.
