About the role
The Senior Real Estate Manager is responsible for driving national expansion for new offices from site selection through lease execution. This position is instrumental in developing new strategies for accelerating growth, executing expansion plans in support of our ongoing national rollout and strategic growth initiatives.
The Senior Real Estate Manager is able to execute through challenges with a sense of urgency, high energy and enthusiasm, while effectively prioritizing their workstream. They must be able to make sense of complex, high-quantity and sometimes contradictory information to solve problems. This, while helping to develop accelerated growth strategies and managing a complex real estate transaction pipeline. They must be able to easily relate openly and comfortably with diverse groups of people, and build rapport in an open, friendly and accepting way. Most importantly, they rebound quickly from setbacks, learn from hardships and challenging transactions, and above all, employ a “keep moving forward” mentality.
Key job responsibilities
Leads site selection process, utilizing analytical frameworks, software/technology tools, and on-the-ground insights
Conducts market tours and manages broker/external relationships to secure new locations
Negotiates letter of intent, transaction terms, and leases for new transactions and renewals
Manages internal review and finance committee approval process, including financial analysis and required documentation
Works with cross-functional teams to manage due diligence and use permitting
Develops key performance metrics to track new store performance and learnings
Collaborates with real estate and operations team to create strategic growth plans by market

Days are fast paced and multi-faceted.
This role demands a mix of strong negotiation skills, strategic foresight, and the ability to manage multiple high-priority projects simultaneously while keeping expansion plans on track and lease terms compliant. It’s a dynamic and challenging position with significant impact on the growth trajectory of the company. As expansion plans develop the SREM needs to have the ability to travel to assigned MSA's to review all opportunities in order to build pipeline waterfall in accordance with external partner requirements.

6+ years real estate negotiation and transaction management experience
Understanding of real estate trends, best practices, and the vendor marketplace
Expertise in landlord relations, negotiation, and contractor management
High level of leadership capability and credibility to influence at all levels
Ability to proactively manage vendor relationships and external resources
Collaborative approach to building strong customer/partner relationships
Strategic and holistic thinking about business unit real estate needs
Strong communication, negotiation, and conflict resolution skills
Travel up to 50% of the time
Experience working in real estate with a high-growth, multi-unit retailer
Strong skills in Google Apps, Microsoft Office, GIS, and mapping analytics
