Position Definition
"Supervisor of Maintenance" means a skilled person who is not a professional person or professional educator as defined in West Virginia Code §18A-1-1. The Supervisor of Maintenance is responsible for directing the upkeep of buildings, maintenance facilities, and shops and for issuing instructions to subordinate employees concerning the cleaning, repair, and maintenance of all structures and mechanical and electrical equipment owned or operated by the county board of education.
Position Summary
The Supervisor of Maintenance provides leadership and direction for the maintenance, repair, operation, and improvement of county school facilities and related property. The employee coordinates the work of maintenance personnel, establishes work priorities, monitors the completion of projects, and helps ensure that all buildings, grounds, equipment, and systems are maintained in a safe, efficient, and operational condition.
Essential Duties and Responsibilities
- Direct, coordinate, and supervise the daily work of county maintenance employees.
- Assign work orders and issue instructions to employees responsible for cleaning, maintenance, repairs, renovations, and facility improvements.
- Establish priorities for routine, preventive, emergency, and long-term maintenance needs throughout the school system.
- Inspect school buildings, administrative facilities, maintenance shops, athletic facilities, grounds, and other county-owned property to identify needed repairs and safety concerns.
- Coordinate the inspection, maintenance, and repair of mechanical, electrical, plumbing, heating, ventilation, air-conditioning, roofing, structural, and other building systems.
- Develop and oversee a preventive maintenance program designed to extend the useful life of buildings, vehicles, machinery, and equipment.
- Respond to emergency maintenance situations and coordinate appropriate personnel, contractors, and resources.
- Monitor the progress and quality of maintenance work to ensure assignments are completed properly, safely, and within established timeframes.
- Maintain records of work orders, inspections, repairs, equipment, materials, project costs, and preventive maintenance activities.
- Assist with preparing maintenance budgets and monitoring expenditures for supplies, equipment, materials, contracted services, and facility projects.
- Recommend the purchase, replacement, repair, or disposal of maintenance equipment, tools, vehicles, and building systems.
- Maintain an appropriate inventory of maintenance supplies, replacement parts, tools, and equipment.
- Obtain estimates and assist with the development of specifications for maintenance projects, equipment purchases, and contracted services.
- Coordinate with principals, supervisors, central-office administrators, contractors, inspectors, utility providers, and governmental agencies regarding facility and maintenance needs.
- Ensure that maintenance work is conducted in accordance with applicable federal and state laws, West Virginia Board of Education policies, county policies, building codes, fire codes, environmental requirements, and workplace safety standards.
- Promote safe work practices and ensure employees use appropriate tools, equipment, personal protective equipment, and safety procedures.
- Provide instruction, guidance, and training to maintenance employees concerning job assignments, equipment operation, safety procedures, and work expectations.
- Assist in evaluating the performance of assigned employees in accordance with county procedures.
- Report unsafe conditions, major facility concerns, and anticipated maintenance needs to the appropriate administrator.
- Assist with snow removal, storm response, utility interruptions, and other emergency operations as needed.
- Maintain confidentiality and demonstrate professional conduct when interacting with employees, students, parents, contractors, and members of the public.
- Perform other duties related to the position as assigned by the Superintendent or designee.
