Essential Duties and Responsibilities:
- Complete maintenance service order requests as assigned and in a timely manner.
- Oversee vendors and take bids.
- Work with Property Manager to turn vacant apartments to ensure they are move-in ready for future tenants.
- Perform regularly scheduled inspections.
- Keep community attractive and well kept.
- Schedule and complete preventative maintenance.
- Resolve issues that involve all assigned personnel, enforce safety practices, coordinate with Property Manager in setting up training programs to help educate individuals in all aspects of building maintenance.
- Maintain a professional and courteous manner with others including residents, vendors, contractors, and fellow employees.
- Answer 24-hour emergency maintenance service calls when scheduled to be on call.
- Special projects and other responsibilities as assigned
Requirements:
- Minimum of three years' experience with apartment maintenance; may consider other areas of maintenance/construction in lieu of community maintenance.
- Proficient in, and able to perform, all duties of a maintenance technician including: appliance repair, carpentry, masonry, plumbing, electrical, painting, carpet/flooring repair, and HVAC.
- Effective, professional, and courteous communication.
- Valid driver’s license
- Basic safety knowledge (i.e., proper lifting techniques, etc.)
- Supervisory experience
- Regularly lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds with assistance.
- Other duties as assigned
SCHEDULE:
- Position requires full time, Monday – Friday with overtime required for emergencies after hours and on weekends.
- Willingness to complete time-sensitive projects after regular hours when necessary.
EOE - All pay based on experience.
Background check and drug screening required before hire.
Job Type: Full-time
Pay: Starting at $30.00 per hour
Expected hours: No less than 40 per week

Qualifications
QUALIFICATIONS:
- High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.
- Certificates, licenses and registrations required: Possession of valid Virginia Driver’s License and proof of insurance. Running maintenance errands is an essential function of this position.
- Computer skills required: Microsoft Office Suite; Payroll Systems; Project Management Software
