Position Summary:

The Construction Project Manager is responsible for managing the full lifecycle of home delivery and setup—including park models and manufactured homes—from site prep and grading to final installation and FF&E staging. This role plays a critical function in executing project timelines, coordinating utility connections, managing vendor relationships, and delivering fully completed homes that are ready for rent or sale. The ideal candidate will bring deep construction knowledge, strong bidding and contractor oversight experience, and the ability to drive projects to completion on time and within scope.


Performance Objectives:

  • Ensure timely delivery of homes that are 100% complete and for rent or saleable within 45 days of arrival onsite.  
  • Coordinate construction staking and work with surveyors to confirm accurate home placement, setbacks, and alignment with utility plans.
  • Hold weekly meetings with key stakeholders—including Sales, Operations, and Executive teams—to track progress, address issues, and align on delivery timelines.

Construction Oversight

  • Monitor site readiness, grading, trenching, and base pad work; ensure compliance with safety and municipal codes.
  • Coordinate inspections and permitting requirements for both park model and manufactured home installations.
  • Coordinate and supervise contractors and vendors to ensure quality workmanship and timely delivery of project 
  • Troubleshoot construction, setup, utility issues and implement solutions as needed.

Budgeting, Invoicing & Documentation

  • Manage the full bidding and payment process for all vendors and subcontractors.
  • Accurately code and submit invoices through AVID; ensure timely processing and proper documentation.
  • Maintain up-to-date budgets, vendor records, and track project costs.
  • Update Smartsheet or similar tools to track home status from purchase to completion.
  • Lead and execute special construction-related projects as assigned.

Requirements

Key Competencies:

  1. Timely Completion of New Homes: Complete home from date of installation within 45 days.  
  2. Leadership: Must have strong leadership, communication, problem-solving, and organizational skills
  3. Computer Proficiency: Strong computer proficiency. 
  4.  Responsive: Willingness to respond to department needs during non-business hours. 

Education & Experience:

  • High School Diploma or GED required. 
  • 5–7 years of experience in residential construction, resort development, or manufactured home setup.
  • Demonstrated success in managing contractor bidding, performance, and invoicing.
  • Strong working knowledge of utility infrastructure (water, sewer, electric), site work, grading, permitting, and FF&E installation.
  • Valid driver's license with a clean driving record. 

Physical Requirements:

  • Frequent standing, walking, pushing, pulling, lifting, bending and kneeling. 
  • Manual dexterity for handling paperwork and using office equipment.  
  • Clear vision and hearing for reviewing documents and communicating effectively.  
  • Capability to lift and carry up to 50 pounds.
