About the role
Essential Functions:
- Leads team in the execution of HVAC assignment to ensure ensuring an efficient workflow with minimal impact to the business.
- Tracks, maintains, and updates progress of all HVAC preventative maintenance, corrective maintenance, and maintenance request work orders/projects/tasks, updating internal system, and provides updates to requestors in a timely matter.
- Schedules, assigns, and monitors team’s assignment to ensure performance meets department and required expectations.
- Determines root cause analysis techniques and recommends Total Preventative Maintenance (TPM) procedures.
- Trains and assist with the development of employee's skills in HVAC repairs and diagnosis.
- Provides oversight and direction to technician, contract vendors, property inspection support. Monitors all building systems and equipment.
- Provides project management support for construction and facility tenant improvements.
- Maintains a safe work environment; work in a safe manner following all safety SOP’s and wear personal protective equipment as required.
- Acts as the point of liaison to the HVAC maintenance technicians while working closely with management to support the strategic planning and implementation of plans.
- Secures required bids for facility work to be completed. Assists with the negotiation of vendor contracts. Oversees and schedules all vendor mechanical equipment systems work, and contractor services.
- Manages external service providers to ensure deliverables are met in a timely manner and within budget. Monitors and maintain contractor’s performance and work closely with outside vendors to ensure work is completed according to specifications.
- Maintains inventory of parts to ensure sufficient inventory to meet department needs and initiative to make field repair.
- Routinely surveys and evaluates necessary maintenance to the facility HVAC systems. Performs maintenance, testing, troubleshooting and repair on systems while maintaining proper records.
- Observes and trends facility issues for continuity and improvement.
- Maintain and organize spare parts and consumables.
- Partners with management to ensure compliance with all applicable regulatory agencies including OSHA, DOH, EPA, Fire Department, city audits, Health Department, etc.
- Travels to various buildings and other US facilities to conduct and support HVAC initiatives.
- Performs other related duties and projects as business needs require at direction of management.
- Minimum of six (6) years’ of experience in HVAC services. Related experience and/or advanced training or any equivalent combination of education and experience may be substituted.
- Previous experience with five (5) to twenty (20) ton A/C units required.
- Previous experience in facilities maintenance, preferred.
- Previously experience leading a team, a plus.
- Valid driver’s license and acceptable driving record.
- EPA license required
