Job Description
Affinius Capital is seeking to hire an Executive Director -or- Managing Director to oversee its Credit Investments team in New York. The Credit team oversees originations and asset management across Affinius Capital’s investment vehicles targeting debt and preferred equity originations, which are secured by acquisitions and refinancings of development, transitional, and stabilized properties. The position will lead and oversee all underwriting activities for the firm's commercial real estate debt portfolio. This individual will be responsible for ensuring sound credit risk management practices, developing underwriting standards, and maintaining the integrity of the firm's lending process. The role requires a deep understanding of commercial real estate markets, credit analysis, and the ability to manage a high-performing team.
The Credit platform of Affinius Capital Management currently manages a portfolio of over $9 billion of net asset value across 250+ unique investments. Since 2013, the firm has originated over $50.0 billion spanning 500+ transactions.
Essential Duties:
- Oversee underwriting of all commercial real estate loan transactions, including fixed-rate first mortgage loans, bridge loans, mezzanine debt, preferred equity, and construction financing.
- Implement and enforce underwriting best practices and standards ensuring adherence from investments teams.
- Create processes and procedures to standardize and improve underwriting activities across the business.
- Review and approve financial modeling including underwriting assumptions, stress testing and sensitivity analyses.
- Assist investments team in identifying and mitigate credit risks in new and legacy investments throughout the portfolio, recommending strategies for risk mitigation.
- Oversee relationships and engagements with third party service providers, loan servicers, etc.
- Maintain thorough documentation of underwriting processes and credit decisions for audit and compliance purposes.
- Partner with asset management to address sub-performing loans.
- Enhance and enforce credit approval processes aligned with the firm's risk appetite and strategic goals.
- Collaborate with internal stakeholders, including originations, legal, and asset management teams, to ensure seamless transaction execution, as well as investor base.
- Lead and mentor a team of credit analysts and underwriters, fostering professional development and high performance.
- Perform other essential duties as assigned.
Requirements
- Minimum 10+ years of experience in commercial real estate lending, credit, and underwriting.
- Proven track record investing and or managing a CRE debt portfolio across various asset classes (e.g., office, multifamily, industrial, retail, life science, hospitality).
- Experience working in a lending environment of scale with a strong credit culture and an orientation toward best practices.
- Experience leading and managing teams, with strong leadership skills.
- Must be willing to work on-site full-time.
- Qualifications may warrant placement in different job title.
Education:
- Bachelor’s degree in finance, real estate, economics, or related field (MBA or equivalent preferred).
Skills and Competencies:
- Exceptional knowledge of commercial real estate markets, valuation methodologies, and loan structures.
- Strong analytical, financial modeling, and risk assessment skills.
- Deep understanding of credit policies, underwriting processes, and regulatory requirements.
- Excellent interpersonal and communication skills, with the ability to work collaboratively and present to senior stakeholders.
- Detail-oriented, highly organized, and capable of managing multiple priorities in a fast-paced environment.
