MAJOR ACTIVITIES AND RESPONSIBLITIES:
Area of responsibility City Region
Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety.
Employee Management and Development, customer satisfaction, staff productivity and efficiency
Single point of contact for regional engineering team and client Real Estate supervisor
Preparation of detailed budgets for engineering operations.
Provides contract review, scope direction, compliance and performance management
Provides oversight of staff, with input on selection, counseling, appraisals and recognition
Oversees training and support aimed at expanding the capabilities of the operations and maintenance staff.
Develop and deliver training methods, materials and programs relative to building operating standards.
Understands the engineering design and operational aspects of building systems and equipment.
Manage operations, maintenance and capital improvements of all Life Safety, Mechanical, Electrical, Plumbing, HVAC, Security and Elevator systems.
Evaluate in conjunction with COE Engineering platform the existing preventive maintenance scheduling intervals and work to maintain, update and improve the operational efficiency of the CMMS system.
Analyze equipment downtime ramification and develops Emergency Response Action Plans (ERAP) in the event of equipment failure.
Coordinate activities of vendors and contractors
Maintain client relationship and conflict resolution
MINIMUM BACKGROUND REQUIREMENTS:
Education:
BA/BS in in Engineering, related discipline or equivalent facilities experience
Experience & Qualifications:
Strong technical knowledge of building systems, data center, UPS, electrical, mechanical, HVAC, plumbing, etc.
10+ years of facilities engineering and operations experience
Strong supervisory skills with the ability to coach, mentor and train.
Business acumen including financial planning and analysis, must be able to manage within budget and time constraints.
Excellent interpersonal, communication, negotiation and presentation ability.
Superior customer service, relationship building and follow up skills.
Computer proficiency with Excel, Word, Outlook and Computerized Maintenance Management System (CMMS) required.
