Job Summary:
The Director of Operational Development: ABM Performance Solutions (APS) Solutioning (DOD: APSS) will support organizational and functional Integrated Facilities Management Services design for office, industrial & manufacturing, aviation, and education portfolios. This position is responsible for developing Integrated Facilities Management Services Solutions that incorporate staffing, technology, sustainability, financial, and health & safety considerations, for large, distributed, North American occupier portfolios. As a resource on the team, you will own areas of high complexity and significant business impact, which require the solution to meet client requirements and provide profitable return. This individual must build and demonstrate strategic and organizational agility as well as effective negotiation techniques bringing data, insights, and strong interpersonal skills to influence a wide range of decisions in a fast-paced environment. The DOD: APSS is instrumental in creating the baseline for IFS services by conducting site inspections and gathering and analyzing Client information.
The DOD: APSS must possess enthusiasm, creativity, innovation, estimating and project management skills for managing the development of small and large complex comprehensive service solutions and outsourcing deals with a diverse resource team for winning deals. The successful candidate will possess the ability to collaborate with colleagues across subject matters to develop efficient and effective solutions.
Responsibilities:
- Actively support client RFP, expansion, renewal , and optimization activities
- Work to accurately translate technical knowledge and requirements into clear and concise communications for a diverse range of internal and external stakeholders. Strong problem-solving skills with an ability to analyze and interpret contractual, financial, technical, operational data and commercial terms.
- Ability to identify how ABMs technical solutions can address the key needs of a client / prospective client
- Build relationships and work effectively in a matrixed environment with internal and external business partners. Example:
- Innovation, IT, CE teams, Sales & Marketing, Finance, Compliance, Safety, Energy and external clients
- Special projects and other duties as assigned
- Develop common PMO processes, tools and project governance to be leveraged on client RFPs, expansions, renewals, and optimizations
- Possess a solid understanding of contractual technical issues and needs, legal, financial, sales, marketing, procurement, and technology, enough to work collaboratively with, but not drive, those functions
- Collaborate with Pricing to effectively cost & price the solution
- Collaborate with Deal Desk in proposal response creation and in communicating the personalized client solution throughout
- Perform site tours on client sites; travel requirements: 20% - 50%
APSS Role and Detailed Job Qualifications and Desired Attributes:
- Bachelor's Degree and/or equivalent work experience.
- 10+ years’ experience with increasing responsibility working in Facilities Management procurement, preferably including experience solutioning staffing structures from the ground up
- Strong understanding and the applicability of benchmarking and estimating standards such as IFMA, BOMA, RS Means, APPA, ISSA, etc.
- Versed at solution design and able to handle multiple open projects while meeting all deadlines
- Develop compelling IFS & technical solutions for new client opportunities as well as current client business growth, account retention and sector business activities
- Ability to manage in ambiguous situations and operate in a matrixed environment
- Familiarity (desired) with Integrated Facility Management/Service (IFM/IFS), Building Automation Systems (BAS), Building Engineering, Technical Services, and Workplace Experience
- Experience with enterprise software solutions, CRM, and large, complex organizations.
- Ability to build relationships
