About the role

SUMMARY

Responsible for the operational management and effective daily leadership and administration of the data center facility operations and maintenance team with the objectives of safely, efficiently, and effectively operating, and maintaining facility systems and equipment.   

The Facilities Manager will typically oversee up to 30 FTE facility operations organization and must ensure the highest level of professionalism, while meeting the client’s needs, and a commitment to achieving the goal of 100% uptime within the critical environment. Responsible for maintaining, protecting and improving the value of the client’s assets and ensuring 24x7x365 Data Center facility systems continue to perform their intended function. 

Candidate is expected to pioneer the way with unique approaches, solutions, guidance, standards, methods, processes and best practices which will have widespread and long term positive impacts on facility operations.

 

I. Qualifications

The Facilities Manager will lead up to 7 direct reports and will manage staff, performance appraisals, electrical and mechanical PMs and write SOPs/ MOPs. Strong knowledge of mechanical, electrical and OSHA safety required. Four year technical degree in Electrical, Mechanical or Industrial Engineering, or equivalent data center industry experience and certification is highly preferred, combined with facility operations. 

Must be competent and knowledgeable to work at the highest technical level in a 24x7x365 mission critical multi-site operation. Must possess strong problem solving and leadership skills to troubleshoot and devise solutions to complex infrastructure issues. Experienced and capable to administer a robust preventative maintenance program for expected performance and uptime. Experienced with facility operations regulatory and environmental compliance requirements. Able to provide expert input and support to new project designs and to operating procedures.

Must have experience in managing and administering capital/operations budgets. Previous project management experience is highly preferred with the integration of sites. Types of mission critical equipment include generator, chiller plant, UPS, power distribution, Tier 3 with some Tier 4 facility space. The ideal candidate will hold excellent verbal and written communication skills along with client interfacing experience.

II. Essential Duties and Responsibilities

  • Oversee the continuous operation and maintenance of all multi-site building systems including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (switchgear, power distribution, generators, PDU, UPS, lighting, etc.), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks, etc.), digital systems (fire alarm, duress, card access, CCTV, etc.). Utilize staff and contracting with outside vendors as necessary.
  • Responsible for the supervision, development, coaching and leadership of 7x24 departmental staff. Supervise staff to ensure effective implementation of services in accordance with contractual, performance and quality expectations of the Company and the client.
  • Develops, reviews, and approves Maintenance and Construction Critical Environment Work Authorizations for assigned facilities and systems.
  • Manages departmental staff, including selection, scheduling and job assignments; counseling, appraisals and recognition; recommending salary, promotional, disciplinary, termination, and other personnel actions. 
  • Provide training and support aimed at expanding the capabilities of the operations and maintenance staff, including, but not limited to, personal safety, critical awareness, mechanical and electrical systems, and fire/life-safety.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporates the remediation of such hazards to ensure that the building staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
  • Responsible for providing technical input and support to facility projects and modifications, including construction support, commissioning, and final acceptance, as applicable.
  • Responsible for 3rd party vendor contract administration. Oversee the selection of contract services, vendor negotiation of service agreements and monitor vendor performance.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and one-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
